WE ARE LOOKING FOR

We are seeking an experienced Leasing Manager to join our dynamic team in Milan. The Leasing Manager is responsible for the marketing, negotiation and successful closing of leasing transactions across P3’s logistics real‑estate portfolio.

The role focuses on maximizing occupancy, rental income and tenant quality, ensuring strong alignment with P3’s asset‑management strategy, development pipeline and long‑term portfolio performance.

The Leasing Manager reports directly to the Head of Asset Management and works in close collaboration with internal departments to support the commercialization of future availabilities, whether arising from vacancies within the existing portfolio or from new developments and BTS projects.

Leasing Strategy & Execution

  • Execute the leasing strategy defined with the Head of Asset Management, ensuring alignment with financial and operational objectives.
  • Manage the full leasing lifecycle: marketing, tenant engagement, negotiation, deal structuring and closing.
  • Support and prepare leasing plans, vacancy strategies, and commercial proposals for assets across multiple regions.
  • Participate in negotiations with tenants and brokers for LOIs, leases, renewals, extensions and expansions, with the support of the relevant team member and/or project owner.
  • Ensure commercial terms optimise both short‑term income and long‑term asset value.

Commercialization of Future Availabilities

  • Collaborate with Asset Management, Development, Construction, Marketing and Finance to prepare and commercialise future vacancy:
    • Existing Portfolio: upcoming expirations, tenant relocations, lease renewals or re‑gears.
    • New Developments: speculative buildings, BTS opportunities, landbank commercialisation.
  • Align leasing timelines with development or refurbishment milestones.
  • Ensure new developments are positioned competitively in the market from early stages (design, specification, pricing, marketing).
  • Provide commercial input to feasibility studies and business plans for upcoming projects.

Market Intelligence & Business Development

  • Monitor logistics market trends, rent levels, absorption patterns and competitor pipeline.
  • Maintain strong relationships with brokers, 3PLs, retailers, e‑commerce and industrial occupiers.
  • Identify leads and new business opportunities across all submarkets.
  • Prepare market reports supporting investment, development and asset‑management decisions.

Internal Collaboration & Cross‑Functional Alignment

  • Work closely with:
    • Asset/Property Management Management on asset strategy, rent targets, renewal approach, tenant mix, budgets and approvals.
    • Development on BTS deals, feasibility reviews, tenant fit‑out, technical building standards, deal economics, rent models.
    • Marketing for asset promotion, brand consistency, digital/offline campaigns.
  • Ensure consistent communication and documentation flow throughout the deal cycle.

Transaction & Documentation Management

  • Prepare deal summaries, financial analyses, and internal approval documents for management and investment committees.
  • Ensure lease documentation aligns with legal frameworks and P3 standards.
  • Conduct tenant financial analysis and risk assessments.
  • Maintain compliant records and data in CRM and internal systems.

Reporting & Performance Management

  • Report regularly to the Head of Asset Management on pipeline status, deal progress, risk areas and strategic recommendations.
  • Track leasing KPIs including occupancy, rent growth, absorption timelines and tenant retention.
  • Support annual budgeting and quarterly reforecasting processes.

WHAT YOU NEED TO SHINE IN THIS ROLE

  • 3–5 years experience in logistics, industrial or commercial real estate leasing.
  • Proven track record in negotiation, BTS leasing, pre‑letting or portfolio leasing.
  • Strong negotiation, communication and presentation capabilities.
  • Good analytical skills: rental models, market analysis, absorption forecasts.
  • Understanding of technical specifications for logistics buildings (heights, docks, MEP, fire safety).
  • Proficiency with CRM tools and Excel/financial modelling.
  • Degree in Real Estate, Business, Economics, Engineering or related field.
  • Professional certifications (e.g., RICS) are a plus.
  • Fluency in Italian and English.
