Job summary

Assets Group seeks a seasoned Project Director to lead end-to-end delivery of luxury hospitality, hotel, and mixed-use developments in the GCC. You will oversee design through handover, manage consultants and contractors, and ensure delivery within scope, budget, and schedule.

The role requires 15–20 years’ delivery experience, at least 10 years on large-scale luxury projects, a strong track record with FIDIC contracts, and exceptional leadership and stakeholder management at senior levels.

Qualifications

  • Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or related discipline.
  • 15–20 years of experience in project delivery, with at least 10 years on large hospitality / luxury hotel developments.
  • Proven ability to manage multiple stakeholders, consultants, and contractors in complex environments with strong leadership.

Responsibilities

  • Lead end-to-end delivery of luxury hospitality, hotel, resort, and mixed-use projects from design through handover.
  • Oversee site operations, construction management, and project execution to meet scope, budget, quality, and timelines.
  • Coordinate consultants, contractors, subcontractors, and suppliers to achieve project objectives.
  • Develop and monitor budgets, cost plans, cash flow forecasts, and value engineering initiatives.
  • Ensure contract administration, claims management, variation control, and commercial performance.
  • Drive governance, risk management, and mitigation strategies throughout the lifecycle.
  • Collaborate with investors, operators, and development teams to align with business objectives.
  • Ensure compliance with local regulations, health & safety, quality standards, and company policies.
  • Lead project reporting and senior-management communications.
  • Lead multidisciplinary teams to high performance and successful delivery.
  • Support procurement strategies, tender evaluations, contractor selection, and contract negotiations.
  • Ensure commissioning, operational readiness, and handover to operator/client.

Job description

  • Monitor compliance with local regulations, health & safety standards, quality requirements, and company policies.
  • Lead project reporting, executive presentations, and stakeholder communication at senior management level.
  • Manage multidisciplinary project teams and provide leadership to ensure high performance and successful project delivery.
  • Support procurement strategies, tender evaluations, contractor selection, and contract negotiations.
  • Ensure successful project commissioning, operational readiness, and handover to the operator/client.
  • Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related discipline.
  • Minimum 15-20 years of experience in project delivery, with at least 10 years managing large-scale hospitality and luxury hotel developments.
  • Proven experience delivering high-end hospitality, resort, luxury hotel, mixed-use, or branded residential projects.
  • Strong background in site operations, contractor management, project controls, cost planning, budgeting, and commercial management.
  • Extensive regional experience within the GCC and Middle East.
  • Sound knowledge of FIDIC contracts, construction methodologies, project management practices, and regulatory requirements.
  • Demonstrated ability to manage multiple stakeholders, consultants, operators, and contractors in complex environments.
  • Strong leadership, negotiation, communication, and decision-making skills.
