Job summary

Century Limitless Corporation is seeking a Turnover Engineer/Assistant to manage documentation, coordinate inspections, and support clients through turnover processes in Batangas. The role emphasizes accuracy, communication, and cross-functional coordination with PMG/Construction teams.

Qualifications

• 1–2 years of experience in the related field required.
• Experience as Turnover Engineer/Assistant or Handover Engineer/Assistant in real estate is preferred.
• Licensed Engineer is a plus but not required.
• Experience in Punchlisting and Quality Assurance/Control preferred.
• Willing to report in Batulao, Batangas.

Job description

Key Responsibilities

I. Documentation Management

• Responsible for ensuring the accuracy, completeness, and timely submission of all turnover-related documents.

• Prepare complete turnover document for client release (as-built plans, warranties, user manuals, etc.)

• Track and follow up documentation deliverables from contractors and suppliers.

II. Technical Management

• Monitor units with existing punch list items prior to the Client's Unit Inspection date to ensure all issues are properly logged and tracked.

• Coordinate with PMG/Construction Group for the controlled issuance of unit keys for inspections and turnovers.

• Forward and coordinate client-generated punch list items to PMG/Construction for timely rectification.

• Assist clients during their scheduled unit inspection, ensuring a smooth process and accurate documentation of findings.

• Assist clients during re-inspection of completed punch list items and records client's acceptance.

• Guide clients during inspections, explain unit features, utility systems, and answer questions. Ensure all client observations are documented.

III. Customer Service Management

• Serve as the main contact for clients regarding inspection appointments and punch list updates.

• Guide clients during inspections, explain unit features, and answer questions.

• Coordinate client-reported punch list items with PMG/Construction and update clients on status.

• Collect client feedback regarding turnover experience. Report concerns and suggestions to improve the turnover process.

IV. Reports

• Prepare reports on unit turnover status, including punch list completion, re-inspection outcomes, and client handover readiness.

• Track punch list items, completion timelines and ageing.

• Compile data on technical, documentation, and customer service KPIs including punch list closure rate, document accuracy and client satisfaction.

Requirements:

• Graduate of Bachelor's degree in Civil Engineering, Architecture or related technical field.

• At least 1-2 years of working experience in the related field is required for this position.

• Preferably with experience as Turnover Engineer/Assistant or Handover Engineer/Assistant from a real estate company.

• Licensed Engineer is a plus but not required

• With relevant experience in Punchlisting and Quality Assurance and Control.

• High average communication skills, both verbal and written.

• Excellent customer service skills and attention to detail.

• Strong coordination and analytical skills.

• Team player and can do multi tasking.

• Willing to report in Batulao, Batangas.
