Job Summary

The Senior Research & Advisory Analyst will conduct in-depth research and analysis of the Philippine commercial real estate market, covering office, retail, industrial, and other relevant property sectors. The role involves gathering and validating market data, analyzing property trends, preparing research reports, developing financial and market models, and delivering evidence-based recommendations to clients and internal stakeholders.

The successful candidate must demonstrate strong analytical capabilities, commercial awareness, attention to detail, and the ability to communicate complex findings clearly to support strategic business and investment decisions.

Key Responsibilities

1. Market Research and Intelligence

• Conduct primary and secondary research on commercial real estate markets, including office, retail, industrial, and investment properties.
• Monitor market trends, rental rates, vacancy levels, absorption, supply and demand, property transactions, and new developments.
• Gather, validate, and maintain reliable property market databases and research resources.
• Track economic indicators, industry developments, and regulatory changes that may influence the real estate sector.

2. Data Analysis and Market Forecasting

• Analyze market data to identify trends, opportunities, risks, and competitive positioning.
• Develop market forecasts, supply-and-demand analyses, and comparative property assessments.
• Prepare analytical models, charts, dashboards, and other data visualizations to support research findings.
• Translate quantitative and qualitative information into actionable business insights.

3. Client Advisory and Consulting

• Support the development of real estate strategies for corporate occupiers, property owners, landlords, developers, and investors.
• Conduct location assessments, property benchmarking, rental comparisons, and market feasibility studies.
• Assist in evaluating site selection, leasing strategies, property positioning, and expansion opportunities.
• Formulate evidence-based recommendations aligned with client objectives and market conditions.

4. Research Reports and Presentations

• Prepare market reports, property studies, industry outlooks, and client-specific research deliverables.
• Develop professional presentations, proposals, and executive summaries for client meetings and business pitches.
• Present findings and recommendations to internal teams and clients when required.
• Ensure the accuracy, consistency, and professional quality of all research outputs.

5. Business Development Support

• Collaborate with the Brokerage and other business units to provide market insights that support client acquisition and deal execution.
• Contribute research inputs to proposals, business pitches, feasibility studies, and consulting engagements.
• Participate in client meetings, property inspections, and market validation activities as needed.
• Identify potential advisory opportunities based on market developments and client requirements.

6. Project Management and Collaboration

• Manage assigned research and advisory projects, ensuring timely and accurate delivery.
• Coordinate with internal teams and external stakeholders to obtain relevant property information and market intelligence.
• Review the quality and completeness of research outputs and ensure that conclusions are supported by reliable evidence.
• Provide guidance to junior analysts and contribute to the improvement of research methodologies, databases, and reporting standards.

Qualifications

• Bachelor’s degree in Economics, Business Administration, Finance, Statistics, Mathematics, Urban Planning, or a related field.
• At least 3–5 years of relevant experience in real estate research, market analysis, business intelligence, consulting, or a related analytical role.
• Experience in commercial real estate research or property consultancy is highly preferred.
• Strong proficiency in Microsoft Excel and PowerPoint; experience with Power BI, Tableau, GIS, or other analytical tools is an advantage.
• Demonstrated ability to interpret complex datasets and develop clear, evidence-based recommendations.
• Excellent report writing, presentation, and communication skills.
• Strong attention to detail, critical thinking, and problem-solving abilities.
