Job Summary
The Leasing/Site Acquisition Officer is responsible for identifying, evaluating, negotiating, and securing strategic billboard locations that support the Company's expansion and long-term revenue objectives. The position develops and maintains a pipeline of high-potential sites, establishes relationships with property owners, negotiates commercially viable lease arrangements, and coordinates with Engineering, Finance, Operations, and Management to move qualified locations from initial prospecting through acquisition and development.
Key Duties and Responsibilities
- Identify and prospect strategic locations suitable for billboard development based on visibility, market potential, accessibility, surrounding development, competition, and other relevant commercial factors.
- Develop and maintain a pipeline of prospective billboard sites by city, municipality, and key commercial corridor.
- Establish and maintain professional relationships with property owners, representatives, brokers, developers, and other potential site partners.
- Negotiate lease rates, terms, duration, escalation provisions, access requirements, and other commercial conditions within Management-approved parameters.
- Coordinate verification of property ownership, lease documentation, and other requirements necessary for Management evaluation and approval.
- Conduct preliminary site assessments and document visibility, access, surrounding conditions, existing competition, and potential advertising value.
- Coordinate with the Civil Engineer for technical feasibility assessment of proposed locations prior to lease execution.
- Coordinate with Finance and Management in evaluating the commercial viability and investment requirements of proposed sites.
- Assist in coordinating permits, clearances, landlord requirements, and government documentation necessary for site development.
- Maintain accurate and updated records of prospective, evaluated, negotiating, approved, secured, rejected, and development-ready locations.
- Monitor the progress of secured sites from lease execution through permitting, construction readiness, and turnover for development.
- Identify opportunities for strategic expansion in existing and new markets.
- Prepare regular site acquisition pipeline reports and recommendations for Management.
- Perform other related duties assigned by Management.
Qualifications
- Bachelor's Degree in Business Administration, Marketing, Real Estate Management, or any related field.
- Preferably with experience in site acquisition, leasing, real estate, business development, property negotiation, or related work.
- Strong negotiation, communication, and relationship-building skills.
- Ability to conduct fieldwork and evaluate potential business locations.
- Strong research, documentation, and organizational skills.
- Ability to analyze commercial opportunities and negotiate favorable lease terms.
- Must be willing to travel and conduct site inspections as required.
