Job summary

Solaire Resort in Parañaque seeks a Commercial Manager to oversee all commercial aspects of large hospitality projects, including budget control, contract administration, and payments. The role requires extensive experience in major building projects, including pre-contract tendering, post-contract administration, and final account settlements, with a focus on risk mitigation and value optimization.

You will coordinate with project stakeholders, review vendor submissions, prepare award letters

Qualifications

10+ years of commercial and/or QS experience in major building construction projects.
Minimum 5 years Owners / Consultants side site representation on major complex projects.

Responsibilities

Oversee tender documentation preparation and evaluation.
Review vendor submissions and prepare recommendation reports.
Prepare Letter of Award and draft contracts.
Prepare contract & supply package and consultancy agreements.
Manage valuation and payment process with PQS and project stakeholders.
Monitor payments and ensure contractor/suppliers’ compliance with contract terms.
Manage Change Requests (CR) and Engineer’s Instructions (EI).
Recommend Budget Transfers (BT) as needed.
Identify commercial risks to the project budget and formulate mitigation strategies.
Review financial statements and ensure all contract instructions are accounted for in final accounts.
Negotiate final settlements and obtain management approval.
Reconcile last cost report with final account.
