Key Responsibilities:
ROPA Management and Documentation:
- Assistin the inventory and management of all Real and Other Property Acquired (ROPA) by the company, ensuring proper documentation and tracking of each asset.
- Maintainaccuraterecords of ROPA assets, including legal documents, property titles, appraisals, and any associated liabilities.
- Monitor the status of ROPA properties, ensuring they are properlymaintainedand safeguarded from deterioration or loss.
Asset Valuation and Appraisal:
- Coordinate with appraisers and relevant professionals to obtainaccuratemarket valuations for ROPA assets.
- Ensure timely and accurate property appraisals, taking into account market trends, assetcondition, and potentialreturnon sale.
- Review and analyze valuation reports todeterminethe best course of action for asset disposal or management.
ROPA Disposal and Liquidation:
- Assistin developing strategies for the disposal of ROPA, including auctions, sales, or leasing, to maximize financial recovery for the company.
- Coordinate the sale or liquidation process, working with external partners such as auction houses, brokers, and legal advisors tofacilitateasset disposal.
- Ensure that all ROPA disposals are conducted in compliance with company policies, legal standards, and regulatory requirements.
- Prepare sales agreements and contracts for ROPA transactions,ensuringall terms and conditions are accurately documented and agreed upon by both parties.
Legal Compliance and Regulatory Oversight:
- Ensureall ROPA assets are managedin accordance withapplicable laws, regulations, and company policies.
- Coordinate with the legal team to ensure that all necessary legal steps are taken when handling ROPA assets, including property transfers, foreclosure processes, or repossession.
- Assistin the preparation of necessary legal documentation for asset disposal, ensuring compliance with legal requirements.
Risk Management and Asset Protection:
- Monitor and mitigate risks related to ROPA assets, including property damage, market volatility, and legal disputes.
- Implement preventive measures to safeguard ROPA assets from deterioration, theft, or vandalism, includingarranging forproperty maintenance or security as needed.
- Report any significant risks or issues related to ROPA assets to senior management for further action.
Collaboration with Internal Teams:
- Work closely with the finance, legal, andcollectionsteams to ensure the smooth management and disposal of ROPA assets.
- Assistthe finance team in tracking the financial performance of ROPA assets, including costs related to maintenance, appraisal, and sale.
- Provide necessary documentation and reports to senior managementregarding the status and progress of ROPA liquidation efforts.
Customer and Stakeholder Communication:
- Assistin liaising with potential buyers or lessees of ROPA assets, ensuring effective communication and smooth transaction processes.
- Address any inquiries from external stakeholders regarding ROPA properties, including legal issues, property details, and sale conditions.
Reporting and Record-Keeping:
- Prepare andmaintaindetailed reports on ROPA assets, including acquisition details, appraisals, sale statuses, and financial performance.
- Ensure that all records related to ROPA properties are organized, up-to-date, and readily accessible for review or audit.
Additional Responsibilities:
- Other duties as assigned to support ROPA management activities and contribute to the overall success of the team and organization.
Key Requirements:
- Educational Requirement: Bachelor's degree in Business Administration, Finance, Real Estate, or related field.
- Experience: At least 1-2 years of experience in asset management, real estate, or related field. Experience in handling ROPA or property management is a plus.
Skills:
- Strong knowledge of real estate management, asset valuation, and property disposal processes.
- Familiarity with legal requirements and regulatory standards for property acquisition and disposal.
- Strong organizational and documentation skills to manage multiple ROPA assets simultaneously.
- Excellent communication skills, with the ability to interact with internal teams, external vendors, and customers.
- Ability to handle sensitive and confidential information with discretion.
Technical Skills:
- Proficiencyin Microsoft Office Suite (Excel, Word, PowerPoint).
- Experience with real estate management or asset management software is an advantage.
