Qualifications

2+ years of experience in US real estate research, title abstracting, probate research, paralegal work, or complex skip‑tracing.
Proven ability to navigate US county court databases, GIS mapping portals, and state court portals (Arkansas and Tennessee).
High proficiency with real estate databases (PropStream, BatchData, RealtyTrac) and genealogy/public record tools (Ancestry, FamilySearch, TruthFinder).
Advanced Excel / Google Sheets skills for tracking complex family trees and property data.

Responsibilities

Off-Market Lead Identification & Valuation Auditing: Filter raw distress lists and establish realistic market values using comps.
Title Abstracting & Court Record Research: Navigate county clerk, chancery court, and probate portals; trace chains of title.
Family Tree & Heir Genealogy Investigation: Perform digital skip-tracing and map complete family trees.
Daily Founder Collaboration & Process Execution: Sync with the founder and maintain organized tracking records.
