Job summary

JLL in the Philippines seeks a Property Management professional to supervise maintenance and operations across a building portfolio. You will train engineers, manage budgets, report to the management company, and ensure adherence to standards.

You will lead meetings, monitor vendor and contract performance, and enforce policies while coordinating with client representatives. The role requires a college degree (engineering preferred) and at least 5 years in facilities or hospitality management,

• At least 5 years in facilities, commercial property or hospitality management.
• Experience in financial, vendor, and contract management.
• Strong people and client relationship management.
• Proficient in MS Office.
• Fluent in English & Filipino (spoken & written).

Responsibilities

• Appraise, train and supervise engineers, supervisors, technicians and other personnel in maintenance and admin.
• Lead development of the building operation plan and annual budget.
• Provide regular reports to the management company and building regarding status of utilities and services.
• Conduct meetings to ensure clear staff communications and task assignment.
• Recommend approvals for supplies and services within the approved budget.
• Ensure compliance with company and building policies and procedures.
• Implement JLL standards and improvements throughout the building.
• Advise on operational staffing changes with client representatives.
• Discipline staff per Code of Conduct and Labor Code.
• Administer lease documents between landlord/tenant.
• Perform related duties as assigned by management.

Role And Responsibilities

OVERALL ROLE

Major Responsibilities

• Appraise, train and supervise engineers, supervisors, technicians and other personnel in maintenance, accounting, admin, as well as control and supervise other personnel from contract maintenance and services
• Lead the development of the building operational plan and annual budget
• Provide regular report to the management company and the building regarding status of the building, utilities and services
• Conduct regular meetings with assistants, supervisors and engineers to assure effective and smooth staff communications and designation of works
• Recommend for approval for the ordering of supplies, materials, equipment and services ensuring adherence to the approved budget
• Assure that all staff members comply with company and building policies and procedures
• Implement JLL standards and improvements throughout the building
• Make recommendations to the Real Property Division of the client or client’s representative regarding operational and key staffing changes
• Discipline staff where necessary within JLL Code of Conduct and the Labor Code
• Administer the lease document between landlord/tenant
• Perform related duties as assigned by Management

Ideal Experience
