Job summary

DoubleDragon Properties Corp. is seeking a Maintenance Supervisor in the Calapan area to oversee building maintenance programs and ensure all mechanical, electrical, plumbing and life-support systems operate efficiently.

The role includes supervising technicians, coordinating tenant renovations, and liaising with management for compliance and reporting. The position requires a Bachelor’s/College Degree in Electrical and/or Mechanical Engineering, a professional license, and at least one year of

Qualifications

• Bachelor’s/College Degree in Electrical and/or Mechanical Engineering.
• Professional License is required.
• At least one year of work experience.
• Relevant supervisory experience in electrical and mechanical maintenance or construction is preferred.
• Preferably has worked in a building property or mall.
• Preferably with background in HVAC Systems, Plumbing Systems, Fire Protection Systems, and other related equipment.

Responsibilities

• Oversee implementation of preventive maintenance programs for building/equipment.
• Ensure all equipment and facilities are in excellent working condition via regular inspections; implement preventive and corrective maintenance.
• Perform maintenance and repairs to mechanical, plumbing, electrical, civil, and life-support equipment (preventive and reactive).
• Supervise and evaluate multi-skilled technicians and report to Area Manager and Technical Services Head.
• Monitor tenant fit-out/renovation works and provide status reports to Area Manager.
• Coordinate monitoring of Purchase Requisitions and follow-ups; provide updates to Area Manager.
• Respond to tenants/customers; assess concerns and advise Area Manager on course of action.
• Oversee third-party contractors for repairs; ensure timely reporting.
• Prepare reports required by management/Technical Services Head and submit on time.
• Assist Area Manager in obtaining permits/licenses from LGU and other agencies.
• May be assigned as Pollution Control Officer (PCO) in lieu of Area Manager.
• Ensure compliance with ENVIR/REQUIREMENTS and prepare CMR/SMR per DENR/LLDA.
• Ensure wastewater effluent meets DENR/LLDA parameters.
• Ensure Sewage Treatment Plant equipment is in top condition and PM is conducted.

Job description

Duties and Responsibilities:

• Oversee implementation of effective and consistent building/equipment preventive maintenance programs

• Ensure that all equipment and facilities are in excellent working condition by conducting a regular inspection Implement preventive maintenance and undertake corrective maintenance

• Perform maintenance (Preventive and Reactive) and repairs to the mechanical, pumbing, structural, electrical, civil and life support equipments

• Supervise, assess and evaluate performance of multi-skilled technicians (MST) periodically or as needed and give recommendation to the Area Manager and Technical Services Head

• Monitor tenant’s fit-out and tenant renovation works and ensure that all design and construction guidelines are strictly followed. Provide renovation status reports to the Area Manager

• Ensure all Purchase Requisition and other request is closely monitored and with consistent follow-ups. To provide update and status to Area Manager

• Expeditiously response to tenants and customer calls, give assessment and recommendations to any concerns, and to update the Area Manager for proper course of actions

• Oversee, supervise and facilitate activities for third party contractors for any repairs needed in the building

• To ensure that all needed reports required by the management and/or Technical Services Head is strictly complied and submitted on time

• Assist the Area Manager in coordinating, securing renewals of permits and licenses as required by LGU and other Government Agencies

• To perform other tasks that may be assigned by the General Manager and Technical Services Head

• May be assigned as a Pollution Control Officer (PCO) in lieu of the Area Manager.

• Ensure compliance with the requirements and their respective implementing rules and regulations and other pertinent rules and regulations. Monitor compliance to the requirements specifies in the Environmental Compliance Certificate

• Prepare and submit timely of the Compliance Monitoring Report (CMR) and quarterly Self-Monitoring Report (SMR) as required by the DENR/LLDA

• Ensure that the building effluent or wastewater adhere to the passing parameters set by the DENR/LLDA

• Ensure that the building sewage treatment plant equipment and others are in a top condition. Monitor and ensure that the process for effluent process is strictly followed

• Ensure that all equipment’s of the Sewage Treatment Plant are in excellent working condition which undergoes regular Preventive Maintenance.

QUALIFICATIONS:

• Bachelor’s/College Degree in Electrical and/or Mechanical Engineering

• Professional License is required

• At least one year of work experience

• Relevant work experience in electrical and mechanical maintenance and/or construction works in a supervisory capacity is preferred

• Preferably has worked in a building property or mall

• Preferably with background in HVAC Systems, Plumbing Systems, Fire Protection Systems, and other related equipment
