Job summary

SM Development Corporation is seeking an Assistant Project Manager to provide on-ground and administrative support to the Finishing Lead for residential, parking, and common areas. You will help coordinate, verify, and report tasks to meet turnover, safety, and quality requirements.

The ideal candidate is a licensed Mechanical Engineer with 5+ years in property management, construction, or warranty management and with supervisory experience.

Qualifications

• Licensed Mechanical Engineer with active license.
• Minimum 5 years of experience in property management, construction, or warranty management.
• At least 5 years in supervisory role and/or related to construction engineering.
• Knowledge of construction quality standards and warranty protocols.
• Excellent leadership, communication (written, oral, and presentation), and interpersonal skills.
• Willing to be assigned in Vail Residences, Cagayan de Oro.

Responsibilities

• Monitor and track units and parking under the 1-year warranty.
• Coordinate with Buyer Turnover Site Team and PMD to address units with manifest.
• Safekeep unit keys during rectification and transmit after repair.
• Address punch list items identified during turnover process.
• Liaise with Engineering, Construction, PMD and BT for 1-year warranty concerns.
• Ensure warranty period repairs and punch list items are addressed promptly and properly.
• Inspect units and parking spaces after repairs to ensure quality standards.
• Process unit/parking rectifications through Job Order Portal for contractor augmentation.
• Manage the warranty budget and ensure cost-effective allocation of resources within the budget.
