Job summary

SM Development Corporation, a leading Philippine real estate developer, seeks an Assistant Finishing Manager to support the Finishing Lead in executing, monitoring, and documenting finishing works for residential, parking, and common areas. The role ensures timely coordination, verification, and reporting to meet turnover, safety, and quality standards.

You will liaise with Engineering, Construction, PMD, and BT teams, supervise contractors, inspect units after repairs, and manage the warranty

Qualifications

Must be a licensed Civil Engineer or Architect.
5+ years of extensive work experience in property management, construction, or warranty management.
≥3 years in a supervisory role related to construction engineering.
Knowledge of construction quality standards and warranty protocols.
Strong leadership and communication (written, oral, presentation) skills.

Responsibilities

Monitor units and parking spaces under the 1-year warranty period.
Coordinate with Buyer Turnover Site Team and Asset Handling teams to address units with manifestations.
Safekeep and transmit unit keys during rectification and after repair.
Address punch list items identified during turnover with Owner (POE).
Liaise with Engineering, Construction, PMD, and BT to resolve slips within 1-year warranty period.
Work with contractors to ensure timely warranty repairs and punch list completion.
Inspect units and parking spaces after repairs to ensure quality standards.
Process unit/parking rectification through Job Order Portal for contractor augmentation.
Manage warranty budget and ensure cost-effective allocation of repairs and services within budget.
