Role Purpose
To lead and manage the end-to-end execution of real-estate construction projects, ensuring timely delivery within approved cost, quality and safety standards. The role will be responsible for project planning, execution, contractor management, stakeholder coordination, resource planning and effective resolution of project risks and issues.
Key Responsibilities
1. Project Planning & Execution
- Take complete ownership of project execution from mobilisation through completion and handover.
- Develop and monitor detailed project schedules, milestones and construction plans.
- Ensure projects are delivered within the approved time, cost, quality and scope.
- Identify project risks, bottlenecks and dependencies and take timely corrective action.
- Monitor progress against planned milestones and provide regular management updates.
2. Site & Construction Management
- Oversee civil construction activities including excavation, foundation, RCC, masonry, plastering, waterproofing, finishing and external development.
- Ensure execution is as per approved drawings, specifications, BOQ and construction methodology.
- Coordinate with site teams, architects, consultants, contractors and vendors.
- Ensure adequate manpower, materials, equipment and resources are available as per project requirements.
3. Contractor & Vendor Management
- Manage civil contractors, subcontractors and key vendors.
- Monitor contractor productivity, quality, manpower deployment and progress.
- Review measurements, work completion and contractor bills in coordination with commercial/accounts teams.
- Drive contractor performance and resolve execution-related issues.
4. Cost & Commercial Management
- Monitor project budgets and ensure cost control throughout execution.
- Track material consumption, wastage, variations and additional works.
- Review BOQs, estimates, rate analysis and variation claims.
- Identify opportunities for cost optimisation without compromising quality or project timelines.
5. Quality & Compliance
- Ensure construction complies with approved drawings, specifications and applicable codes/standards.
- Implement quality control and inspection processes at various stages of construction.
- Coordinate with QA/QC teams and ensure timely closure of quality observations.
- Ensure statutory, safety and regulatory requirements are adhered to at the project site.
6. Stakeholder Coordination
- Coordinate effectively with architects, structural consultants, MEP consultants, project management consultants and internal teams.
- Ensure timely availability and coordination of drawings, approvals and technical information.
- Participate in project review meetings and drive closure of critical action points.
- Act as the key interface between management and project execution teams.
7. Project Monitoring & Reporting
- Establish project dashboards and monitor key parameters such as:
- Planned vs. actual progress
- Project cost vs. budget
- Manpower productivity
- Material consumption
- Quality issues
- Safety performance
- Project risks and delays
- Provide periodic MIS and project status reports to senior management.
- Escalate critical issues with recommended solutions rather than merely reporting problems.
