Job summary

AimGulf is seeking a Director – Development (Residential) to lead landmark residential and lifestyle communities in Oman. You will own development end-to-end from market research to delivery, coordinating with architects, planners, and consultants, and driving planning approvals and financial modeling.

The role requires deep GCC residential development experience, strategic insight into market opportunities, and hands-on leadership in a lean, entrepreneurial setting.

Qualifications

• Bachelor’s degree in Real Estate, Engineering, Architecture, Construction Management or related discipline.
• 12+ years’ experience in real estate development, with focus on residential projects in GCC.
• Strong understanding of development financials and ability to work with financial modelling.

Responsibilities

• Lead residential and mixed-use development projects from concept through handover.
• Conduct market research and competitor analysis to identify product opportunities and demand.
• Support feasibility assessments, business cases and development strategies.
• Work with finance teams to develop and challenge financial models and assumptions.

Job Title: Director – Development (Residential)

Lead landmark residential and lifestyle communities shaping Oman’s future. Own projects development end-to-end from market research, feasibility.

This is an opportunity to join a lean, entrepreneurial team and play a key role in shaping future residential developments from concept through delivery.

Key Responsibilities:

• Lead residential and mixed-use development projects from concept through handover.
• Conduct market research and competitor analysis to identify product opportunities and market demand.
• Support project feasibility assessments, business cases and development strategies.
• Work closely with finance teams to develop and challenge financial models and project assumptions.
• Create commercially viable residential concepts aligned with customer demand and company objectives.
• Coordinate architects, planners, engineers, and specialist consultants throughout the development lifecycle.
• Coordinate with design managers and consultant teams to ensure project objectives are achieved.
• Lead planning, land-use and building approval processes with relevant government authorities.
• Monitor project budgets, timelines, risks and key development milestones.Manage relationships with contractors, consultants, sales teams and other key stakeholders.
• Review development proposals, design submissions and project recommendations for executive leadership.
• Prepare reports, presentations and strategic updates for senior management and investment decision-making.

Experience Required:

• Minimum 12+ years’ experience in real estate development, with a strong focus on residential projects within the GCC.
• Demonstrated experience managing the front end of development, including market research, concept creation, feasibility studies and development strategy.
• Strong understanding of development financials and the ability to work closely with financial modelling and investment teams.
• Experience coordinating consultants, design teams and stakeholders throughout the development process.
• Solid knowledge of planning approvals, development regulations and project delivery principles.
• Wider GCC development experience is essential.
• A proactive, hands-on development professional capable of operating within a lean and entrepreneurial environment.

Education Qualifications: Bachelor’s degree in Real Estate, Engineering, Architecture, Construction Management or a related discipline.

Languages: Arabic language skills would be advantageous.
