Job summary

Client of Michael Page seeks a seasoned real estate development leader to drive landmark residential and lifestyle communities in Oman. You will own end-to-end delivery from concept through handover, steering market analysis, feasibility studies and financial modeling in collaboration with finance and design teams.

In this senior role, you’ll coordinate consultants, secure approvals, manage budgets and timelines, and present strategic updates to executive leadership for investment decisions.

Qualifications

• Minimum 12+ years' experience in real estate development, with residential focus in GCC.
• Experience leading front-end development: market research, concept creation, feasibility studies.
• Strong understanding of development financials and collaboration with investment teams.
• Experience coordinating cross-functional design teams and stakeholders through delivery.

Responsibilities

• Lead residential and mixed-use development projects from concept through handover.
• Conduct market research and competitor analysis to identify product opportunities and demand.
• Support feasibility assessments, business cases and development strategies.

Job Description

• Lead residential and mixed-use development projects from concept through handover
• Conduct market research and competitor analysis to identify product opportunities and market demand
• Support project feasibility assessments business cases and development strategies
• Work closely with finance teams to develop and challenge financial models and project assumptions
• Create commercially viable residential concepts aligned with customer demand and company objectives
• Coordinate architects planners engineers and specialist consultants throughout the development lifecycle
• Coordinate with design managers and consultant teams to ensure project objectives are achieved
• Lead planning land-use and building approval processes with relevant government authorities
• Monitor project budgets timelines risks and key development milestones
• Manage relationships with contractors consultants sales teams and other key stakeholders
• Review development proposals design submissions and project recommendations for executive leadership
• Prepare reports presentations and strategic updates for senior management and investment decision-making

Requirements

• Bachelor's degree in Real Estate, Engineering, Architecture, Construction Management or a related discipline.
• Minimum 12+ years' experience in real estate development, with a strong focus on residential projects within the GCC.
• Demonstrated experience managing the front end of development, including market research, concept creation, feasibility studies and development strategy.
• Strong understanding of development financials and the ability to work closely with financial modelling and investment teams.
• Experience coordinating consultants, design teams and stakeholders throughout the development process.
• Solid knowledge of planning approvals, development regulations and project delivery principles.
• Previous Oman experience preferred but not mandatory; wider GCC development experience is essential.
• Arabic language skills would be advantageous.
• Strong commercial acumen, stakeholder management and presentation skills.
• A proactive, hands-on development professional capable of operating within a lean and entrepreneurial environment.
