Job summary

Salim Essa Al Harasi & Co. is seeking a CAFM Coordinator in Muscat to define, configure, and test the CAFM system supporting the cultural complex.

You will ensure integration with BMS, IoT devices, and metering, and establish helpdesk protocols, asset data structures, and a digital handover for FM go-live. Qualifications

• Bachelor’s degree in computer science, IT, engineering or related field.
• CAFM/BMS/IoT system certification preferred.
• Minimum 5 years of experience configuring and integrating CAFM systems on large-scale FM projects.
• Strong understanding of CAFM platforms and interoperability with BMS, IoT and metering.

Responsibilities

• Define and configure CAFM workflows for Work Order Management and asset tagging.
• Set up preventive maintenance scheduling and KPI tracking.
• Coordinate integration of BMS, IoT and metering with CAFM and ensure real-time data access.
• Design Helpdesk structure, ticket flows, escalation and dashboards.
• Create and enforce CAFM user access matrix and usage policies.
• Prepare digital handover framework including asset metadata and BIM data mapping.
• Conduct early validation, UAT/SIT and troubleshoot integration gaps to readiness.

Line Manager (Job Title): CAFM Manager

Project Location: Muscat, Oman

Job Summary:

The CAFM coordinator will be responsible for defining, configuring, and testing the computer-Aided Facilities Management (CAFM) system to support the operational readiness of the Sayyid Tarik bin Taimur Cultural Complex. The role includes ensuring seamless integration with building systems such as BMS, IoT, and metering, while establishing helpdesk protocols, asset data structures, and digital handover readiness for FM go-live.

Duties & Responsibilities/Deliverables:

CAFM coordinator & Workflow Setup:

• Define and configure CAFM system workflows for: Work Order Management
• Asset Tagging and Tracking
• Preventive Maintenance Scheduling, Breakdown, Corrective
• Set up system-based Service Level Agreement (SLA) and Key Performance Indicator (KPI) tracking.

Systems Integration & Interface Coordination:

• Coordinate with ICT, MEP, and OEM teams to integrate BMS, IoT, and energy metering systems with the CAFM platform.
• Ensure all technical documentation, protocols, and data formats are aligned for real-time monitoring and analytics.

Helpdesk & Ticketing Structure:

• Design the Helpdesk module structure including user roles, ticketing flows, categorization, and escalation matrix.
• Ensure call logging, email integration, and dashboard visualization are fully enabled and tested.

User Access & Policy Documentation:

• Draft and finalize a CAFM user access matrix defining roles, privileges, and restrictions across departments.
• Establish and document CAFM usage policy including data governance, change management, and compliance protocols.

Digital Handover & Data Integration:

• Prepare the digital handover framework for asset and spatial data including formats, metadata standards, and mapping.
• Coordinate with BIM, Asset, and Documentation teams to validate data readiness for upload into CAFM.

Testing & Readiness Validation:

• Conduct early-stage validation of the CAFM system functionality through mock scenarios, demo sessions, and UAT.
• Troubleshoot integration gaps and ensure the platform is fully ready for FM operations handover.

Education & Experience:

• Bachelor’s degree in computer science, IT, Engineering, or related field. CAFM/BMS/IoT system certification preferred.
• Minimum 5 years of experience in CAFM systems configuration and integration in large-scale FM or infrastructure projects.
• Strong technical understanding of CAFM platforms (e.g., Archibus, Planon, IBM Maximo, Concept Evolution)
• Familiarity with BMS, IoT, and metering protocols (Modbus, BACnet, SAP etc.)
• Knowledge of asset management and BIM data integration
