Job summary

Borealis Hotel Group is seeking an experienced Head of Development & Asset Management to lead expansion while enhancing the value of the existing portfolio. Based in Amstelveen, you will source, evaluate and execute growth opportunities across Europe, oversee asset plans, and manage capital investments to maximise EBITDA and long-term value.

The role requires extensive corporate development and hospitality real estate experience, along with exceptional negotiation and relationship-building

Qualifications

• Extensive experience in hotel development, M&A, asset management, hospitality real estate, or hotel investment.
• Strong commercial and financial acumen with underwriting and investment analysis experience.
• Excellent negotiation and relationship management skills.
• Proven experience managing complex stakeholder relationships.
• Deep understanding of hotel operations, leases, franchise agreements, and capital investment planning.
• Experience working across multiple European markets is highly desirable.
• Fluent in English; additional European languages are an advantage.

Responsibilities

• Source, evaluate, and execute hotel growth opportunities across priority markets.
• Build and maintain relationships with hotel owners, investors, brokers, and advisors.
• Lead financial underwriting, commercial negotiations, and due diligence.
• Identify opportunities for branded, independent, and conversion hotels.
• Support portfolio growth and strategic partnerships that create scale.
• Maximise the operational and financial performance of the existing hotel portfolio.
• Develop and manage asset business plans to improve EBITDA and long-term asset value.
• Optimise lease agreements, franchise agreements, and owner relationships.
• Oversee capital expenditure planning, FF&E reserve strategies, and renovation programmes.
• Evaluate branding opportunities and repositioning strategies where appropriate.
• Strengthen relationships with international hotel brands, landlords, investors, and operating partners.
• Develop partnerships that generate growth opportunities and enhance Borealis' market position.
• Explore innovative operating models and extended-stay opportunities. Leadership
• Work closely with the executive leadership team to shape the company's long-term growth strategy.
• Lead cross-functional project teams during integrations, and major asset initiatives.
• Provide strategic recommendations based on market analysis and investment performance.
