Job summary

DHL Group’s Corporate Real Estate team in Eindhoven, Netherlands, seeks a Senior Commercial Manager Benelux to lead complex CRE portfolios and transactions. This role requires developing strategies, coordinating with cross-functional teams, and driving successful negotiations across the Benelux region.

You will work with Legal, Risk, and Procurement to ensure governance while delivering global commercial priorities in an international, matrix organization.

Qualifications

• Bachelor's degree or equivalent in Real Estate, Business, Finance, or a related field.
• 7+ years of experience in commercial real estate, portfolio management, acquisitions, or related roles.
• Proven experience managing complex projects and transactions from opportunity assessment through negotiation and completion.
• Strong negotiation and stakeholder management skills across multiple functions.
• Excellent project management and organizational abilities.
• Fluent in English and Dutch.

Responsibilities

• Manage a portfolio of complex CRE projects and transactions across the Benelux region.
• Develop and implement portfolio planning and real estate strategies aligned with business priorities.
• Collaborate with Business Development, Solutions Design, Operations, Finance, and other stakeholders.
• Assess opportunities by evaluating market conditions, financial viability, and strategic fit.
• Provide market intelligence and insights to support decision-making.
• Lead negotiations with landlords, developers, and external partners.
• Present options and proposals in standardized formats for informed decisions.
• Coordinate projects from site sourcing to handover with Construction and Facilities teams.
• Work with Legal, Risk, Procurement to ensure governance and compliance.
• Support delivery of global commercial priorities and strategic initiatives.
