Job summary

DHL Group is seeking a Senior Commercial Manager Benelux to lead complex CRE projects and transactions across Belgium, Netherlands, and Luxembourg. You will shape real estate strategies, optimize the portfolio, and align with DHL's commercial objectives while coordinating with cross-functional teams.

Lead end-to-end deals from opportunity assessment through negotiation and handover, ensuring governance and regulatory compliance. Strong English and Dutch required; international matrix environment.

Qualifications

• Bachelor's degree or equivalent professional experience in Real Estate, Business, Finance, or related field.
• 7+ years of experience in commercial real estate, portfolio management, acquisitions, or related areas.
• Proven experience managing complex projects and transactions from opportunity assessment through negotiation and completion.
• Strong negotiation and stakeholder management skills with cross-functional experience.

• Collaborate with Legal, Risk, Procurement to finalize transactions and ensure governance.

Role Purpose

As a Senior Commercial Manager Benelux, you will be responsible for managing a portfolio of complex commercial real estate projects and transactions across the Benelux region. You will develop and execute real estate strategies that support business growth, optimize the existing portfolio, and ensure alignment with DHL's commercial objectives and corporate policies. Working closely with cross-functional stakeholders, you will lead projects from opportunity assessment through negotiation, transaction completion, and handover.

Key Responsibilities

• Manage a portfolio of complex commercial real estate projects and transactions across the Benelux region.
• Develop and implement portfolio planning and real estate strategies in line with business priorities, corporate guidelines, and long-term growth objectives.
• Partner with Business Development, Solutions Design, Operations, Finance, and other stakeholders to ensure real estate solutions meet business requirements.
• Assess commercial real estate opportunities by evaluating market conditions, financial viability, and strategic fit.
• Provide comprehensive market intelligence and commercial insights to support decision-making and identify new opportunities.
• Lead negotiations with landlords, developers, and external partners to achieve the best commercial outcomes for DHL.
• Present real estate options and transaction proposals in a standardized format to enable informed business decisions and comparisons.
• Coordinate projects from site sourcing through transaction completion and operational handover, working closely with Construction and Facilities Management teams.
• Collaborate with Legal, Risk, Procurement, and other internal functions to finalize transactions while ensuring compliance with internal governance and policies.
• Support the delivery of global Commercial priorities and contribute to annual strategic initiatives within the function.

Your Profile

• Bachelor's degree or equivalent professional experience in Real Estate, Business, Finance, or a related field.
• 7+ years of experience in commercial real estate, portfolio management, acquisitions, development projects, or a similar commercial environment.
• Proven experience managing complex projects and transactions from opportunity assessment through negotiation and completion.
• Strong commercial and analytical skills, with the ability to assess opportunities, evaluate market information, and develop sound recommendations.
• Strong negotiation and stakeholder management skills, with experience working across multiple functions and business units.
• Excellent project management and organizational skills, with the ability to manage multiple priorities independently.
• Confident communicator with the ability to present complex information and recommendations clearly to senior stakeholders.
• Proactive, solution-oriented, and comfortable working in an international, matrix organization.
• Fluent in English and Dutch
