Job summary

Zoku is seeking a Regional Maintenance & Asset Manager to take ownership of the Amsterdam property’s technical performance while guiding maintenance standards across multiple European locations. You will lead on-site maintenance, supervise the local technician, and drive preventive maintenance, risk management, and asset quality improvements.

Based in the Netherlands, you will coordinate with owners and landlords, travel yearly to Vienna, Copenhagen, and Paris, and shape investment priorities

Qualifications

• 5 years of experience in hotel maintenance, facilities management or technical building operations.
• Strong knowledge of HVAC, electrical, plumbing and building systems.
• Experience with preventive maintenance programmes and CMMS software.
• Knowledge of Fire Life Safety and statutory compliance.
• Experience managing contractors and technical projects.
• Strong planning and organizational skills.
• Excellent communication skills; Dutch and English proficiency required.

Responsibilities

• Lead Amsterdam maintenance, guide the local technician, set priorities and keep the General Manager informed.
• Establish preventive maintenance standards, asset registers, work-order discipline and reporting across all hotels.
• Oversee building systems, Fire Life Safety, statutory checks and critical technical risks.
• Visit Vienna, Copenhagen and Paris at least once yearly to review performance and support local teams.
• Manage contractors and service partners on scope, cost, response time, compliance and quality.
• Prepare capex and planned-maintenance proposals based on safety, guest impact, asset condition and cost.
• Align technical responsibilities, contracts, costs and approvals with owners and landlords.
• Track recurring defects, open risks and out-of-order lofts until action is complete.
• Identify practical opportunities to improve reliability and reduce energy waste.

As Regional Maintenance & Asset Manager, you will combine two responsibilities. In Amsterdam, you will lead on-site maintenance and guide the local technician, setting priorities and following issues to completion. Across Vienna, Copenhagen and Paris, you will set standards, monitor performance and support local teams on risk, compliance and asset quality, ensuring all our locations remain in top condition.

In this role, you'll bridge day-to-day operations and long-term asset stewardship. You will take ownership of the technical performance of our Amsterdam property while helping shape maintenance standards and investment priorities across the wider portfolio. WHAT WILL YOU DO?

No day looks the same as a Regional Maintenance & Asset Manager… but here's a glimpse of what you can expect:

You'll be responsible for keeping our buildings safe, compliant and performing at their best. Therefore, your tasks and responsibilities include:

• Lead Amsterdam maintenance, guide the local technician, set priorities and keep the General Manager informed.

You’ll work closely with our General Managers, local maintenance, Operations Director, Construction & Design Manager and external technical partners and landlords.
