Job description

Job title: Real Estate Transaction Manager - Spain

Location: Madrid / Hybrid

Hours: Full-time

Why join us?
  • Own transaction delivery – negotiate and complete property deals that support clinical operations, business growth and long-term value.

  • Make a visible commercial impact – improve lease terms, manage property risk and secure practical solutions for our clinics.

  • Build your career internationally – work across markets and help strengthen an expanding in‑house Real Estate function.

The team

You’ll join the REFM team and report directly to the Senior Real Estate Portfolio Manager, who sets delivery priorities, oversees the regional pipeline and reviews recommendations. You will own execution of your assigned transactions, working with Operations, Finance, Legal, Construction, Facilities Management, local advisers and the Real Estate Coordinator. You’ll work with the Site Acquisitions team where relevant.

What you’ll deliver
  • Execute lease transactions – personally lead new leases, renewals, rent reviews, regears, variations, expansions, relocations and exits for your assigned portfolio.

  • Negotiate commercial terms – deal directly with landlords and agents on rent, indexation, lease length, breaks, incentives, obligations and exit terms, within agreed negotiation parameters.

  • Develop property recommendations – assess options, benchmark rents and prepare lease comparisons and property business cases. Obtain operational and technical inputs and Finance validation before submitting recommendations for review.

  • Drive transactions to completion – instruct Legal, resolve commercial issues, progress documentation and obtain required approvals and authorised signatures. Ensure notices and completion requirements are addressed by the relevant deadlines.

  • Deliver property due diligence – review leases, occupation rights, landlord consents and contractual risks for business acquisitions and portfolio changes, engaging Legal and technical specialists as needed.

  • Manage lease events and landlord matters – maintain critical‑date controls, initiate action early and pursue landlord obligations, claims and exit settlements with Legal, Construction or FM input as appropriate.

  • Control delivery and handover – manage your caseload, advisers and agreed fee budgets; report progress and elevate risks to the Senior Portfolio Manager. Hand over completed terms and outstanding obligations to the relevant teams.

  • Maintain reliable lease records – collect and validate executed leases, amendments, costs, obligations and critical dates; update property systems and support data migration and reporting improvements.

What we're looking for
  • Proven hands‑on transaction experience, with a track record of personally negotiating and completing commercial leases for a multi‑site occupier or advisory client.

  • Practical knowledge of landlord and tenant matters and property market practices in the assigned region, with sound judgement on when to involve local legal or technical specialists.

  • Strong commercial and analytical skills, including lease comparisons, rental benchmarking, occupancy cost analysis and preparation of clear property business cases.

  • Ownership and delivery discipline, with the ability to manage multiple live transactions, meet critical deadlines and resolve issues through completion.

  • Strong negotiation and stakeholder management skills, with the confidence to work directly with landlords, local operational teams and colleagues across countries and functions.

  • Accuracy and confidence with property data, spreadsheets and lease management systems, supported by professional integrity and adherence to approval processes.

  • A relevant degree in Real Estate, Surveying, Business, Finance or a related discipline, or equivalent professional experience. MRICS or an equivalent qualification is an advantage.

  • Professional working proficiency in English and Spanish, together with willingness to travel regularly across the regional portfolio.

Desirable experience

Experience in healthcare, retail, logistics, consumer services or another decentralised, multi‑site occupier. Experience supporting business acquisitions or improving lease data and systems is valuable. Veterinary‑sector experience is not essential.

What we offer
  • A senior leadership role with a global impact on the design and experience of hundreds of veterinary clinics.

  • The opportunity to work flexibly from several major European cities.

  • A key role in a strategic, forward‑thinking team dedicated to innovation and quality.

  • Comprehensive wellbeing programs and clear development paths within a global organization.
