Job summary

Bigblue is seeking an experienced Commercial Manager in Amsterdam to take ownership of the commercial performance of office fit-out projects. You’ll work with Project Managers, clients and subcontractors to protect margins and ensure successful delivery.

You’ll manage budgets, procurement, variations and final accounts, while monitoring CVRs, cash flow and margin analysis. International projects and fluent English are advantageous in our European operations.

Qualifications

• Experience in commercial office fit-out / Design & Build.
• Strong cost control, budgeting and forecasting skills.
• Experience with subcontractor procurement and final accounts.
• Ability to manage variations, valuations and CVRs.
• Analytical, commercially minded with ability to identify financial risks.
• Experience working with international projects and English communication.

Responsibilities

I’m working with a global workplace Design & Build business, looking to strengthen its commercial team in Amsterdam and London.

With an international project portfolio spanning multiple markets, they deliver high-quality workplace design and fit-out projects for major corporate clients across sectors including technology and financial services. The Amsterdam studio supports projects across Europe, combining local expertise with their wider international reach.

They are looking for an experienced Commercial Manager to take ownership of the commercial performance of office fit-out projects, working closely with Project Managers, senior leadership, clients and subcontractors to protect margins and ensure successful project delivery.

The Role

You’ll be responsible for:

• Managing project budgets, cost control, financial forecasts and overall profitability across multiple commercial office fit-out projects.
• Overseeing subcontractor procurement, tender evaluations, package negotiations and supplier agreements.
• Managing variations, valuations, payment applications and final accounts with clients and subcontractors.
• Monitoring project financial performance through CVRs, cost reporting, cash flow forecasting and margin analysis.
• Working closely with Project Managers and the wider delivery team to identify commercial risks and keep projects financially on track.
• Reviewing contracts, managing contractual obligations and resolving commercial issues throughout the project lifecycle.
• Identifying opportunities for value engineering, cost savings and improved commercial performance.
• Building strong relationships with clients, subcontractors and suppliers while supporting the continued growth of the European business.

What We’re Looking For

You’ll need previous commercial office fit-out / Design & Build experience, with a strong understanding of the financial and contractual side of construction projects.

You must be:

• Experienced in commercial management within office fit-out, workplace interiors or Design & Build.
• Strong in cost control, budgeting, forecasting and profit margin management.
• Experienced in subcontractor procurement, commercial negotiations and final accounts.
• Confident managing variations, valuations, CVRs and contractual matters.
• Commercially minded, analytical and comfortable identifying and managing financial risks.
• Confident working closely with Project Managers, senior leadership, clients and subcontractors.
• Comfortable managing the commercial side of multiple live projects in a fast-paced environment.

Experience working on international projects and communicating confidently in English would be beneficial given the company's European client base.
