Able to demonstrate the scale of developments handled, including project value/GDV, number of units and personal responsibilities.
Experience across the development lifecycle, from pre-development and feasibility assessment through financing, construction, sales and project completion.
Strong understanding of how development decisions affect project costs, cash flow, funding requirements, profitability and investment returns.
Ability to personally build, maintain and update detailed property development financial models using Excel.
Experience modelling residential sales revenue, development costs, project cash flow, debt financing, interest capitalisation, investment returns and scenario analysis.
Personally build, maintain and continuously update detailed financial models for residential development projects.
Model residential sales revenue, unit mix, pricing assumptions, saleable area, sales absorption, launch timing and progressive billings.
Forecast development, construction, infrastructure, professional fees, statutory charges, contingencies and overheads.
Prepare project cash flow forecasts covering funding requirements, debt drawdowns, interest capitalisation, repayment schedules and project cash balances.
Calculate and analyse project returns, including IRR, NPV, return on equity, profit margins and peak funding requirements.
Conduct sensitivity analysis and downside scenarios to assess the impact of changes in sales performance, selling prices, construction costs and interest rates.
Prepare feasibility studies for land acquisitions and proposed residential development projects.
Evaluate project assumptions involving density, product mix, pricing, development costs, phasing and expected returns.
Assess alternative development scenarios and identify key financial risks, opportunities and funding implications.
Provide commercially sound recommendations to support investment decisions and senior management approval.
Monitor actual sales, development costs and cash flow against approved feasibility studies, budgets and forecasts.
Analyse variances, revised development costs, cost-to-complete and changes in project profitability.
Identify potential cost overruns, funding gaps and cash flow risks, recommending practical mitigation measures.
Support value engineering initiatives and maintain updated project funding forecasts throughout the development lifecycle.
Evaluate and coordinate development financing arrangements, including development loans, bridging facilities and joint venture funding structures.
Prepare financial projections and supporting information for loan applications, refinancing and funding reviews.
Monitor loan drawdowns, repayment profiles, interest capitalisation, financing costs and covenant compliance.
Assess project funding requirements and investment returns against established hurdle rates.
Provide financial input on pricing, discounts, launch timing, development phasing and capital deployment.
Prepare investment papers, financial analysis and presentations for senior management and investment committees.
Work closely with Project Directors and Development Managers to assess the financial implications of project decisions.
Challenge assumptions, identify commercial risks and recommend actions to protect project profitability and returns.
Collaborate with development, project management, sales and marketing, construction and finance teams.
Liaise with bankers, valuers, consultants, external advisers and auditors on project financial matters.
Translate complex financial information into clear, practical recommendations for non-finance stakeholders.
Demonstrable experience in property development, particularly high-rise residential projects.
End-to-end exposure to the property development lifecycle, including feasibility, financing, construction, sales and completion.
Strong technical financial modelling skills, with the ability to independently build and update complex Excel models.
Solid understanding of residential development revenue, construction costs, project cash flow and development financing.
Ability to assess project feasibility, evaluate assumptions, conduct scenario analysis and interpret investment returns.
Commercially minded, analytical and comfortable challenging assumptions and presenting recommendations to senior stakeholders.

Professional qualifications such as ACCA, CPA, CFA or an MBA would be advantageous.
Approximately 10-12 years of relevant finance, commercial analysis, investment analysis or property development experience is preferred.
Experience in real estate development, investment analysis or property-focused banking would be beneficial.
