This is a hands-on leadership position requiring an individual who is comfortable working in a demanding, schedule-driven environment and capable of coordinating multiple contractors, consultants, vendors and stakeholders simultaneously.

The Senior Project Manager must be able to anticipate problems before they affect the programme, make timely decisions and maintain strong control over project execution.

KEY RESPONSIBILITIES
1. Overall Project Leadership
  • Take overall responsibility for the successful execution and delivery of the project.
  • Establish the project execution strategy, organisation structure, reporting requirements and communication protocols.
  • Lead project mobilisation and ensure that resources, contractors, materials, equipment and site infrastructure are available in accordance with the project programme.
  • Act as the primary project interface between management, client, consultants, contractors, OEMs and other stakeholders.
  • Provide clear leadership and direction to the project team.
  • Develop, review and maintain the master project programme and detailed construction schedules.
  • Identify the project's critical path and continuously monitor activities that could affect completion.
  • Establish short-term look-ahead programmes covering critical construction, procurement, testing and commissioning activities.
  • Monitor actual progress against planned progress and immediately identify slippages.
  • Develop and implement recovery and acceleration plans where delays occur.
  • Ensure contractors and suppliers commit sufficient manpower, equipment and resources to meet the required completion dates.
  • Drive daily and weekly progress reviews with clear actions, responsibilities and deadlines.
3. Engineering & Technical Coordination
  • Coordinate civil, structural, architectural, mechanical, electrical, ELV, ICT and specialist data centre systems.
  • Ensure proper coordination between design, procurement and construction activities.
  • Review drawings, specifications, method statements, technical submissions and construction requirements.
  • Coordinate technical interfaces between contractors, consultants and OEMs.
  • Ensure constructability issues and design conflicts are identified and resolved early.
  • Maintain close coordination of critical infrastructure including power distribution, UPS, generators, cooling systems, fire protection, BMS, DCIM and associated systems.
  • Ensure installation complies with approved drawings, specifications, applicable Malaysian requirements and project standards.
4. Procurement & Long-Lead Equipment

  • Monitor manufacturing, factory testing, delivery and site installation of critical equipment.Maintain a procurement and equipment delivery tracker aligned with the master programme.
  • Escalate potential supply-chain delays early and develop mitigation measures.
  • Coordinate with OEMs and vendors to ensure technical documentation, FAT, delivery, installation and commissioning requirements are achieved according to schedule.
5. Contractor & Subcontractor Management
  • Manage the performance of main contractors, subcontractors, specialist contractors and suppliers.
  • Establish clear deliverables and programme expectations for all contractors.
  • Conduct regular contractor performance reviews.
  • Ensure adequate manpower and supervision are maintained on site.
  • Challenge underperformance and implement corrective measures where required.

  • Ensure contractors close outstanding issues and defects within agreed timelines.
6. Cost & Commercial Control
  • Work closely with commercial and quantity surveying teams on progress claims, variations and contractual matters.
  • Assess the programme and cost implications of variations and design changes.
  • Ensure changes are properly documented and approved before implementation wherever practicable.
  • Identify potential commercial and contractual risks early.
  • Support management in negotiations with contractors, suppliers and other project stakeholders.

Safe, high-quality and on-time delivery of the data centre.
