Responsibilities
- Foster and maintain strong relationships with tenants by understanding their needs, addressing concerns, and facilitating effective communication.
- Negotiate tenancy agreements, tenancy renewals, and resolve disputes in a manner that benefits both tenants and SATSSB.
Retail Strategic Development
- Collaborate with stakeholders to develop and execute retail and tenant mix strategies that align with SATSSB's overall goals and market trends.
- Identify opportunities for tenant diversification and enhancement of the retail experience.
Tenant Compliance and Quality Standards
- Enforce quality and operational standards to maintain a high standard of service within the airport.
- Ensure tenants follow the rules outlined in the tenant handbook containing important guidelines, policies, and procedures.
- Collaborate with tenants to enhance the passenger experience by optimizing retail and dining offerings.
- Encourage tenant initiatives that align with the airport's customer service objectives.
- Oversee retail space allocation within the airport, optimizing tenant mix and space utilisation.
- Evaluate and recommend changes to the retail layout to enhance passenger experience and revenue.
2. Finance
- Develop and implement strategies to increase retail and tenant revenue, such as marketing promotions and sales initiatives.
- Monitor tenant sales performance and collaborate with tenants to improve profitability.
- Oversee the collection of rent and other tenant payments.
- Monitor and enforce tenancy agreements, ensuring tenants adhere to payment terms and financial obligations.
- Manage and optimise the property's financial performance by setting and achieving revenue, occupancy, and profitability targets.
b. Tenant financial interactions
- Respond to tenant inquiries regarding financial matters, such as rent, and other financial obligations.
- Address tenant concerns and assist in resolving financial disputes.
c. Budget management
- Develop and manage budgets related to tenant and retail operations.
- Monitor financial performance, seek cost-saving opportunities, and enhance revenue.
- Prepare and maintain financial reports related to tenant accounts, including rent roll, arrears, and tenant ledgers.
- Assist in budgeting and forecasting for property financial performance.
3. Tenancy and contract management
a. Tenancy and contract renewal & administration
- Review, update, and enforce lease agreements to ensure financial terms and conditions compliance.
- Work with legal teams, when necessary, to manage lease negotiations and renewals.
- Maintain accurate records of leases, contracts, correspondences, and financial transactions.
4. Sourcing new tenant
a. Proactive effort in drawing potential tenants
- Develop a marketing strategy that targets the types of retailers most suitable for available space.
- Utilise online platforms, such as commercial real estate websites, social media, and digital advertising, alongside traditional methods like signage, print media, and direct mail campaigns.
b. Engage with existing tenants to understand their business operations and growth plans
- Address any concerns about space availability and layout.
- Offer to customise or reconfigure spaces to meet their specific needs.
a. Reporting and analysis
- Update slides for the monthly credit meeting with top management.
- Update airport weekly performance activities on tenant engagement.
- Ensure IMS report is updated monthly.
- Ensure report to MPKU for the application remission.
- Ensure monthly industry reporting (MAVCOM) and monthly performance tracking (MMC) updated and submitted.
6. Others
- Respond to emergencies, disruptions, or tenant-related issues impacting airport operations.
- Assist in preparing all related documents for audit purposes.
- Perform other duties or assignments as instructed by the superior occasionally.
- Day-to-day administration of tenant management operation as instructed by superior.
- Carry out with diligence any duties directly or indirectly related to job functions.
- Other ad hoc related tasks.
Education
Minimum Bachelor’s degree in Business Administration, Marketing, Retail Management / Entrepreneurship or a related field.
Experience
Minimum of 5 years of experience in tenant management, retail operations, or property management, with a proven track record in handling tenants and commercial spaces.
