Job summary

Sports Direct Malaysia Sdn Bhd is seeking a Property Executive to identify and secure suitable retail spaces, lead lease negotiations, and support expansion across malls in Malaysia. You will manage tenancy terms, prepare proposals, and coordinate with mall management and internal teams to enable growth.

Qualifications

• 2 – 4 years of relevant experience in retail leasing or property management, preferably involving shopping malls or retail brands.
• Hands-on exposure to lease negotiations, tenancy management, and renewals.
• Strong analytical skills with the ability to prepare financial justifications and site evaluations.
• Able to work independently with minimal supervision and manage multiple priorities.
• Strong communication and stakeholder management skills.
• Possesses own transport and willing to travel outstation when required.

• Prepare and present leasing proposals, financial justifications, site analysis, and approval papers for management review.
• Support execution of approved expansion plans in line with the Company’s growth strategy.
• Conduct detailed market and site analysis, including footfall trends, demographics, competitor presence, and sales potential.
• Benchmark rental rates, occupancy costs, and performance metrics against comparable malls and locations.
• Analyse trade areas and catchment profiles (income levels, age groups, spending patterns).
• Provide recommendations on store feasibility, expected sales performance, and risk factors.
• Collect and maintain market intelligence on retail trends, competitor movements, and landlord strategies.
• Act as the key liaison between landlords (mall management) and internal stakeholders.
• Build and maintain strong working relationships with mall leasing teams for current and future opportunities.

Documentation, Reporting & Coordination

Assist in managing tenancy‑related legal documentation in coordination with Legal and Finance teams.

Maintain accurate leasing data, reports, and dashboards for management review.

Work closely with Finance, Legal, Operations, and Project teams on tenancies, openings, renewals, and compliance matters.

Other tasks as assigned by management as and when required.

Requirements
