Project Management Responsibilities
- Plan, organize, and manage all phases of project execution from initiation to completion
- Develop detailed project schedules, work programs, and resource plans
- Ensure all works are carried out in accordance with approved drawings, specifications, and contract requirements
Quality, Safety, Cost & Timeline Management
- Take full responsibility for project quality, progress, safety, and cost control
- Ensure compliance with company standards, local regulations, and safety requirements
- Monitor project budget, control costs, and minimize material wastage
- Ensure timely completion of the project within agreed deadlines
Site Management & Supervision
- Oversee daily site operations, subcontractors, and site personnel
- Ensure proper workmanship and adherence to high-end interior fit-out standards
- Conduct regular site inspections and resolve site-related issues promptly
- Coordinate closely with architects, interior designers, M&E consultants, and other stakeholders
- Ensure all drawings are coordinated, up-to-date, and free from conflicts
- Manage design changes and ensure proper implementation on site
Luxury Quality & Finishing Control
- Ensure all finishes meet luxury hospitality standards and approved mock-ups
- Monitor material selection, samples, and workmanship quality
- Work closely with designers to achieve the intended design and aesthetic outcomes
Stakeholder & Client Management
- Liaise and maintain strong working relationships with clients, consultants, hotel operators, subcontractors, and suppliers
- Ensure compliance with hotel brand standards and operator requirements
- Lead regular project meetings and provide progress updates
- Identify potential risks, delays, and cost impacts proactively
- Develop and implement mitigation strategies
- Resolve technical issues and unexpected site conditions efficiently
Procurement & Resource Management
- Plan and manage procurement of materials and services
- Ensure timely delivery of materials in accordance with project schedule
- Coordinate manpower allocation and optimize resource utilization
FF&E and OS&E Coordination
- Coordinate delivery and installation of Furniture, Fixtures & Equipment (FF&E)
- Align OS&E requirements with project completion timelines
- Ensure all installations comply with design and operational requirements
- Coordinate testing and commissioning of all relevant systems (M&E, HVAC, fire protection, etc.)
- Ensure all systems are fully functional and compliant prior to handover
Documentation & Reporting
- Prepare and maintain all project documentation, reports, and records
- Submit progress reports, site reports, and completion reports to management
- Ensure proper documentation of drawings, approvals, and variation orders
Contract & Variation Management
- Review and understand project contracts and scope of work
- Manage variation orders, claims, and contractual changes
- Ensure all variations are properly documented and approved
Authority & Compliance Management
- Coordinate with relevant authorities for approvals, inspections, and permits
- Ensure full compliance with legal and regulatory requirements
Project Completion, Handover & DLP
- Ensure all works are completed in accordance with specifications and client expectations
- Conduct final inspections, snagging, and rectification works
- Manage project handover, documentation, and client acceptance
- Monitor defects during the Defects Liability Period (DLP) and ensure timely rectification
Ad-hoc Duties
- Perform any other duties as assigned by Management from time to time
