Job summary

Bellworth Developments Sdn Bhd invites a skilled Civil/Structural Project Manager to lead design through detailed stages for high-rise residential developments. You will drive design reviews, coordinate with consultants, and ensure timely approvals from Local Authorities, while optimizing value and managing risk.

You will oversee project implementation with weekly site visits, manage budgets and stage billing, and ensure smooth handover during the defects liability period.

Qualifications

• Bachelor degree in Civil/Structural or equivalent.
• 6+ years in Developments & Project Management delivering high-rise residential projects.
• Strong competency in managing design and delivery of high-rise & mixed development projects.
• Planning, organizing and analytical skills with ability to manage tight deadlines.
• Strong leadership, communication and presentation skills.
• Ability to manage multiple projects and prioritize tasks.
• Willing to travel to project sites as required.
• Knowledge of PAM form of contract.

Responsibilities

• Manage design process through conceptual, schematic and detailed design phases.
• Lead drawing review exercises to ensure compliance with Authorities requirements.
• Understand project brief to enhance value and optimize design.
• Identify opportunities to optimize design and minimize abortive work.
• Ensure timely delivery of design deliverables per development timeline.
• Engage with Local Authorities for timely approvals.
• Identify risks or variations within consultant’s design proposal.
• Provide input to Contract Dept to support Cost Plan.
• Lead value engineering for cost-effective design.
• Oversee project implementation with weekly site visits and coordination with consultants, site staff and contractors.
• Manage design changes to minimize variation orders.
• Manage project budget monthly to stay within budget.
• Manage stage billing to ensure positive cashflow.
• Engage with stakeholders to address defects during Defects Liability Period.
• Perform ad-hoc duties as assigned.

Job description

Manage design process through conceptual design, schematic design and detailed design.

To lead drawing review exercises to ensure design is following Authorities requirements.

Understand functional requirements of project brief to enhance value within the proposed design solution.

Able to act early in identifying opportunities to optimize design and minimize abortive design work.

To ensure timely delivery of design deliverables in accordance with the overall development timeline.

Actively engage with Local Authorities for timely approvals.

Able to identify risk or potential variations within consultant’s design proposal.

Provide technical input to Contract Dept to support completion of Cost Plan.

Possess technical knowledge to lead value engineering exercise to ensure cost effective design.

b) Project Implementation

Oversee Project Implementation by performing weekly site visits, and actively engage with key project stakeholders including consultants, a team of site staff and contractors to address constructability, non-conformances and contractual issues.

Manage design changes to minimize variation order.

Manage Project Budget on a monthly basis to ensure cost falls within budget.

Manage Stage Billing to ensure positive cashflow.

c) Defects Liability Period

Engage with all key stakeholders including Contractor and Customer Relation Department to ensure defects are attended to within stipulated timeline.

To perform any ad-hoc duties assigned by superiors.

Requirements

Candidate must posses in Bachelor Degree in Civil/Structural or equivalent.

Past track record in delivering high rise residential projects with at least 6 years in Developments & Project Management.

Substantial competency in managing design and delivery of high rise & mixed development projects.

Planning, organizing and analytical skills with the ability to manage competing priorities and work effectively on tight deadlines.

Strong contractual knowledge such as PAM form of contract.

Strong leadership skills, excellent communication and presentation skills.

Ability to manage multiple projects and prioritizes tasks effectively.

Willing to travel to project sites as required.
