Job summary

IJM Corporation Berhad is seeking an experienced Leasing Manager in Penang to lead leasing strategy, tenant mix optimization, and strong tenant relationships. The role requires coordinating with internal teams on rental and fit-out processes, while delivering market insights and lease performance reports to management.

The ideal candidate holds a degree in Marketing/Real Estate Management and has 8+ years of relevant experience, with excellent communication skills and a solid grasp of tenancy

Qualifications

• Degree in Marketing/Real Estate Management or related discipline.
• 8+ years of experience in leasing/tenancy management or similar.
• Strong interpersonal and written/oral communication skills.
• Familiar with property tenancy framework and market trends.
• Proficiency with Microsoft Office and data reporting.

• Plan, organize and implement the leasing strategy and tenancy mix.
• Continuously evaluate and adjust tenant mix to market trends.
• Identify and secure potential tenants; negotiate and finalize leases.
• Build and maintain relationships with current and prospective tenants.
• Collaborate with internal departments on rental, fit-out, and operations.
• Respond to leasing inquiries and manage tenant concerns promptly.
• Conduct market research and present occupancy/leases reports to management.
• Support project team with tenant fit-out and other operational needs.

Job description

The Waterfront Shoppes of The Light City is the highlight of the masterplan. Job Responsibilities:

Assist in planning, organizing, and implementing the leasing strategy and tenancy mix.

Continuously evaluate and adjust the tenant mix to stay aligned with market trends, introducing new retail concepts, brands, and services.

Identify and secure potential tenants by initiating negotiations, preparing proposals, and finalizing lease agreements.

Build and maintain strong, long-term relationships with both current and prospective tenants.

Collaborate with internal departments on rental, tenant fit-out processes, and day-to-day operations.

Respond to leasing inquiries and manage tenant complaints or concerns promptly.

Conduct regular market research, including competitor analysis, customer surveys, and trends to ensure competitiveness.

Prepare and present monthly reports on occupancy rates, commercial leases, and other relevant leasing matters to management.

Provide support to the project team and other departments in tenant fit-out works and other operational needs.

Perform additional duties as assigned by management to ensure the smooth operation of the leasing process.

Job Requirements:

Possess a Degree in Marketing/Real Estate Management or a related discipline.

At least 8 years of experience in a similar capacity.

Excellent interpersonal skills with good oral and written communication abilities.

Familiar with property tenancy framework.

Familiar with current and historic market trends.

Familiar with Microsoft Office applications.

Willingness to work in Penang.
