The General Manager, Retail Operations leads the strategic direction, operational management, and overall performance of retail assets for Central region. This role is accountable for delivering sustainable profitability, driving business growth, and ensuring operational excellence by overseeing all retail asset portfolio operations, leasing support, tenant management, facilities management, customer experience, marketing activation, asset enhancement initiatives (AEI), and retail rejuvenation programmes to maximize occupancy, footfall, tenant sales and asset value. The incumbent will play a critical role in repositioning and rejuvenating existing retail assets, transforming them into vibrant lifestyle destinations that support UEM Sunrise's strategic objective of growing recurring income and strengthening its property investment portfolio.

Job Accountabilities

Strategic Leadership & Business Growth

• Lead the development, implementation, monitoring, and review of the overall retail business strategy for Central region.
• Formulate and execute long-term strategic plans to enhance asset value, occupancy, and profitability while minimizing operational costs.
• Identify new revenue streams and innovative business models to strengthen the retail portfolio and create competitive advantages.
• Drive transformation initiatives to support UEMS's high-performance culture and long-term growth objectives.

P&L Management

• Fully accountable for the Profit and Loss of retail operations businesses, ensuring delivery of AOP rental revenue and profit targets.
• Provide strategic oversight of all retail assets, ensuring optimized leasing mix, market competitiveness, and operational efficiency.
• Evaluate asset performance regularly and implement data-driven improvements to maximize financial returns and long-term sustainability.

Operational Oversight

• Oversee strategic management of all retail assets within the Commercial Division including but not limited to leasing, tenant management, facilities operations, customer service, placemaking and car park operations
• Ensure consistent application of governance frameworks, internal SOPs, and compliance with regulatory requirements.
• Champion initiatives to enhance customer experience, tenant satisfaction, and stakeholder engagement.
• Lead planning and execution of Asset Enhancement Initiatives (AEI) and retail rejuvenation programmes across the portfolio.
• Collaborate with Investment & Asset Management, Development and Design teams to develop business cases for enhancement projects.
• Ensure enhancement projects are delivered on time, within budget and achieve targeted returns.
• Monitor post-completion performance and ensure intended commercial outcomes are realized.

Identify opportunities to reposition underperforming assets through:

• Space reconfiguration
• Lifestyle and experiential offerings
• Public realm enhancements
• Community activation programmes
• Support the Property Investment & Asset Management team in evaluating acquisition, redevelopment and repositioning opportunities.
• Provide operational and commercial input during feasibility studies and investment assessments.
• Participate in strategic planning exercises for retail and mixed-use developments.
• Identify emerging retail trends and consumer behaviour shifts that may impact asset performance.

Leadership & Team Management

• Lead and inspire a multi-disciplinary team, building leadership capability and a strong talent pipeline.
• Set clear strategic priorities and performance goals, fostering accountability and results-oriented culture.

Stakeholder & Relationship Management

• Serve as the primary liaison for key tenants, investors, government authorities, and strategic partners.
• Lead high-level negotiations and partnership development with anchor tenants and major retail stakeholders.
• Represent UEMS in external forums, industry associations, and high-impact engagements.

Governance & Risk Management

• Safeguard UEMS's legal and commercial interests in stratified properties and across all retail assets.
• Lead risk management efforts, ensuring proactive mitigation of operational, legal, and financial risks.
• Provide regular reporting and strategic recommendations to senior leadership and the Board on retail performance and initiatives.

Essential Qualifications & Technical Competences

• Bachelor's Degree in Real Estate Management, Property Management, Business, Marketing, or related field (Master's degree preferred).
• Minimum 15 years of experience in retail mall operations, asset management or commercial property management.
• Minimum 8 years of senior leadership experience in retail or commercial property management, including proven success in managing large-scale retail portfolios.
• Strong expertise in retail leasing strategy, asset management, and P&L accountability.
• Deep understanding of property market dynamics, tenant management, and retail operational best practices.
• Proven ability to lead cross-functional teams, drive transformation, and deliver measurable business results.
• Strong stakeholder management skills, capable of engaging effectively with executives, authorities, and external partners.
• Exceptional leadership, strategic thinking, financial acumen, and decision-making capabilities.

Mall Enhancement & Rejuvenation Experience (Critical Requirement)

• Demonstrated experience leading and executing mall enhancement, repositioning and rejuvenation projects.
• Successfully delivered Asset Enhancement Initiatives (AEIs) involving:
• Tenant remixing and repositioning
• Mall refurbishment and upgrading works
• Space optimisation and reconfiguration
• Lifestyle and experiential destination creation
• F&B and entertainment precinct development
• Public realm and placemaking enhancements
• Experience preparing AEI business cases including capital expenditure evaluation, ROI and payback analysis.
• Proven ability to transform underperforming retail assets into commercially sustainable and relevant destinations.
• Experience in waterfront, township retail, mixed-use developments or destination retail assets would be highly advantageous.
