Job summary

Mall of Malaysia Sdn Bhd is seeking a seasoned finance professional to provide full-spectrum accounting support for our mall portfolio in Malaysia. You will work closely with property managers and service providers to ensure accurate financial data and compliance.

The role covers financial reporting, budgeting, lease administration, tax compliance, and internal controls, with emphasis on accuracy, timely analyses, and collaboration with auditors and stakeholders.

Qualifications

• Bachelor's degree in Accounting or Finance or ACCA/CPA/CIMA qualification or equivalent.
• Minimum 5-10 years of experience in property management accounting or real estate accounting.
• Strong knowledge of Accounting Standards and compliance.
• Proficient in property management systems is an asset.
• Excellent analytical skills and ability to interpret financial data.
• Strong attention to detail and ability to handle large data volumes.
• Effective communication to collaborate with internal teams, managers and stakeholders.
• Ability to prioritize tasks, work independently, and meet deadlines in a fast-paced environment.
• Strong leadership skills and a team player with multitasking capability.

Responsibilities

• Accounting, Financial Reporting and Analysis, Auditing: review journal entries, accruals, and reconciliations.
• Review monthly/quarterly/annual financial statements for accuracy.
• Analyze property performance and provide ROI, occupancy, renewals insights.
• Strengthen internal controls, compliance and process improvements; coordinate with auditors.
• Monitor bank loan covenants compliance.
• Accounts Payable and Receivable: oversee processing of invoices, rent receipts, vendor payments.
• Budgeting and Forecasting: develop budgets and cash flow forecasts with managers.
• Lease Administration: ensure accurate billing and collection of tenant receivables.
• Tax Compliance: coordinate with tax agents and ensure tax compliance.

Job description

This role will be a full spectrum of finance and accounting support, work closely with the property managers and service providers.

The Manager is responsible for providing with accurate and timely finance and accounting support in line with their ongoing business needs, and for maintaining compliance with relevant statutory requirements.

Key Responsibilities:

Accounting, Financial Reporting and Analysis, Auditing:

• Review of journal entries, accruals, and account reconciliations
• Review monthly, quarterly, and annual financial statements, ensure all financial reports are accurate
• Conduct financial analysis and performance evaluations of properties, including profitability, occupancy rates, lease renewals, and return on investment; Provide recommendations to optimize property financial performance
• Strengthening current internal controls, compliance and process improvements
• Coordinate with auditors on statutory audits
• Monitor respective bank loan covenants compliance

Accounts Payable and Receivable:

• Oversee the accounts payable and receivable functions for properties, ensuring timely and accurate processing of invoices, rent receipts, and vendor payments
• Conduct periodic reconciliations and resolve any discrepancies in conjunction with the third party property managers

Budgeting and Forecasting:

• Collaborate with property managers to develop annual operating budgets and cash flow forecasts
• Monitor budget performance and provide insightful analysis on quarterly and annual variances
• Prepare quarterly fund requests based on cash flow forecasts

Lease Administration:

• Work closely with property managers to ensure accurate billing and collection of tenant receivables

Tax Compliance:

• Work closely with tax agents and ensure compliance with tax laws and regulations, Corporate Income Tax, etc.

Qualifications / Skillset:

• Bachelor's Degree in Accounting, Finance, or ACCA/CPA/CIMA qualification or equivalent
• Minimum of 5-10 years of experience in property management accounting or real estate accounting, preferably in real estate private equity, REIT
• Strong knowledge of Accounting Standard
• Proficient in property management system is an asset
• Excellent analytical skills and the ability to interpret financial data accurately
• Strong attention to detail and ability to work with large volumes of data
• Effective communication skills to collaborate with internal teams, property managers, clients and external stakeholders
• Ability to prioritize tasks, work independently, and meet deadlines in a fast-paced environment
• Strong leadership skills and a team player with superior multi-tasking capability who can work independently towards calendar deadlines and is not afraid to look for solutions
