Paradigm Mall JB is seeking an Executive - Maintenance to oversee operation, maintenance, and monitoring of all mechanical and electrical systems within Paradigm Mall JB, ensuring a safe and energy-efficient environment for tenants and visitors.

You will lead a team of in-house technicians, coordinate with external vendors, and ensure compliance with health, safety, and fire regulations while managing maintenance budgets and reporting to mall management.

Qualifications

• Diploma or degree in engineering or FM-related field required.
• Building Management Systems (BMS), HVAC or energy mgmt certs are a plus.
• Familiar with preventive maintenance planning and AMC management.
• Fluent in Bahasa Malaysia and English for communication.
• 3–5 years in a similar retail/commercial property role preferred.
• Ability to read technical drawings and SOPs.

Responsibilities

• Oversee maintenance of electrical, HVAC, plumbing, elevators and safety systems.
• Plan and implement preventive maintenance schedules.
• Manage in-house technicians and assign daily tasks.
• Coordinate with vendors and service providers for repairs.
• Ensure compliance with health, safety and fire regulations.
• Maintain maintenance logs and prepare status reports for management.
• Monitor energy use and drive efficiency initiatives (LED, sensors, HVAC).
• Assist in budgeting and cost control for maintenance.

We're looking for an experienced Executive - Maintenance. He or she will be responsible for overseeing the smooth operation, maintenance, and monitoring of all mechanical and electrical systems within Paradigm Mall JB, ensuring a safe, energy-efficient, and comfortable environment for tenants and visitors.

Job Descriptions

Facilities Operations

• Oversee the upkeep of all mall facilities including electrical systems, plumbing, HVAC, elevators, and escalators.
• Ensure all equipment is functioning properly through regular inspections and prompt repairs.

Maintenance Planning

• Prepare and implement preventive maintenance schedules.
• Respond to maintenance requests and resolve issues efficiently.

Team Supervision

• Manage and supervise a team of in-house technicians.
• Assign daily tasks, monitor performance, and ensure safety protocols are followed.

Vendor & Contractor Coordination

• Liaise with external vendors and service providers for specialized repairs and servicing.
• Monitor contract terms, evaluate service quality, and manage work timelines.

Safety & Compliance

• Ensure compliance with health, safety, and fire regulations.
• Conduct regular safety checks on fire alarms, emergency exits, generators, and other critical systems.

Inventory & Budget Support

• Track usage and availability of maintenance tools and spare parts.
• Assist in managing the maintenance budget and controlling costs.

Reporting & Documentation

• Maintain logs of maintenance activities, inspections, and incidents.
• Prepare regular reports for mall management on maintenance status and issues.

Energy Efficiency

• Monitor and optimize the use of electricity, water, and other utilities to reduce wastage.
• Schedule and maintain energy-efficient systems like LED lighting, motion sensors, and energy-saving HVAC units.
• Analyze utility bills and usage reports to identify cost‑saving opportunities.

Sustainability Initiatives

• Support mall management in implementing green building practices.
• Oversee proper waste segregation, recycling programs, and eco-friendly cleaning materials.
• Encourage sustainable practices among tenants and staff (e.g. reducing single‑use plastics, turning off unused lights).

Reporting & Compliance

• Keep records of energy consumption and sustainability KPIs (e.g. carbon footprint, waste recycled).
• Ensure the mall complies with local environment regulations and green building certifications, if applicable.

Job Requirements

• Candidates must possess at least a Diploma or Degree in Engineering (Electrical, Mechanical, Civil or Facility Management is preferred).
• Additional certifications in Building Management Systems (BMS), HVAC or Energy Management are advantages.
• Familiarity with preventive maintenance planning and handling of Annual Maintenance Contracts (AMC).
• Must be able to communicate very well in Bahasa Malaysia and English.
• At least 3‑5 years of working experience in a similar role, preferably in the retail or commercial property sector.
• Strong problem‑solving and decision‑making skills, able to work under pressure (especially during breakdowns and emergencies).
• Strong communication and interpersonal skills to liaise with various stakeholders.
• Ability to read and interpret technical drawings, maintenance manuals, and SOPs.
• Proficient in reporting and documentation (MS Office, CMMS or other facility management software).
• Candidates with Chargeman certification (A0, A1, A4) will have an advantage.
• Position is based in Paradigm Mall JB.
