Job summary

Sunway Property & Facilities Management seeks an experienced Finance Manager to oversee the financial governance, reporting, and tax for its commercial property portfolio in Malaysia. You will drive budgeting, forecasting, and management reporting while coordinating with Group on tax and compliance matters.

You will also lead treasury, cost management, and commercial analysis, while championing process improvements and BI-driven decision support for portfolio performance.

Qualifications

• Bachelor’s degree in Finance or Accounting required.
• Professional qualification (ACCA/CPA) is an added advantage.
• Minimum 5 years of accounting/commercial experience.
• Experience in Property Development/Facility Management is a plus.
• Strong knowledge of accounting standards and tax compliance.
• Proficient in Excel, Word, PowerPoint; good communication and presentation skills.

Responsibilities

• Oversee accounting, financial reporting, audit, and tax for commercial properties incl. PI/REIT assets.
• Prepare quarterly financial reports, forecasts, annual plans; ensure timely submissions.
• Coordinate with Group on reporting, tax, and compliance matters.
• Ensure compliance with MFRS, statutory rules, internal controls.
• Manage treasury, cash flow, and liquidity.

Job Purpose

To oversee the financial management, reporting, and compliance functions of the commercial property portfolio, ensuring effective financial governance, optimized cash flow, cost efficiency, and strategic business support while driving sustainable portfolio performance and team development.

Key Accountabilities

• Oversee the full spectrum of accounting, financial reporting, audit, and tax matters for the commercial property portfolio, including PI and REIT assets managed by SPFM
• Ensure timely and accurate preparation and submission of quarterly financial reports, rolling forecasts, annual business plans, and other corporate reporting requirements.
• Coordinate with Group on financial reporting, tax, and compliance matters.
• Ensure compliance with applicable MFRS, statutory requirements, tax regulations, company policies, and internal controls.
• Coordinate and liaise with external auditors, tax agents, company secretaries, and relevant authorities on finance and statutory matters.
• Preparation of monthly, quarterly and yearly management reports.

Treasury & Cash Flow Management

• Manage organizational cash flow, forecasting, and liquidity requirements to support operational and business objectives.
• Optimize fund placement and treasury activities to maximize interest income and strengthen cash flow positions across assigned entities and portfolios.
• Monitor financial performance and recommend initiatives to improve working capital efficiency.
• Monitor cash flow, working capital, and collection performance to ensure adequate liquidity for business operations.

Cost Management & Operational Support

• Partner with operations teams to monitor and control operating expenses, including utilities, service contracts, insurance, and other property-related costs.
• Identify cost optimization opportunities and recommend initiatives to improve operational efficiency and profitability.
• Evaluate the financial impact of operational decisions and support implementation of cost-saving measures.
• Monitor budget utilisation and expenditure against approved budgets, highlighting significant variances and areas requiring management attention.
• Prepare financial and cost analysis, including variance analysis, profitability analysis, and other ad-hoc analysis as required by management.
• Identify opportunities to improve finance processes, strengthen internal controls, enhance reporting efficiency, and improve cost management.

Business Planning & Commercial Analysis

• Oversee and support feasibility studies, financial evaluations, and cost-benefit analyses for rental rate reviews, capital expenditure recovery, new business opportunities, and investment proposals.
• Provide financial insights and recommendations to support commercial decision-making and portfolio performance enhancement.
• Prepare annual budgets, forecasts, financial plans, and periodic budget reviews.
• Contribute actively to strategic planning initiatives and business growth opportunities.
• Work closely with Business Units to understand business requirements and provide timely financial support, analysis, and responses to clients' queries or requests.
• Support the Finance Manager in various financial, operational, and strategic initiatives as assigned.

Process Improvement & Digitalisation

• Drive continuous improvement initiatives to enhance financial processes, reporting efficiency, internal controls, and governance practices.
• Oversee the development and utilization of business intelligence (BI) dashboards and reporting tools to support data-driven decision-making.

Leadership & People Development

• Foster a culture of accountability, collaboration, and continuous improvement within the finance team.

Qualifications

Education:

• Minimum Bachelor’s Degree in Finance or Accounting
• Professional qualification (e.g. ACCA, CPA etc.) is an added advantage.
• Diploma holders with relevant experience can be considered.

Experience:

• Minimum 5 years working experience in accounting / commercial.
• Working experience with Property Developer / Property & Facility Management will be an added advantage.

Technical Skills:

• Strong knowledge on accounting principles and standards.
• Strong knowledge on tax matters, importance and impact of compliance.
• Proficient in Microsoft Excel, Word, and PowerPoint.
• Good communication, presentation and interpersonal skills.
• Knowledge in QESH Management, HIRARC, ESH legal & other requirements and EHS practices are added advantage.
