Job Summary

Position Summary

We are seeking an experienced Program Manager – Civil, Structural & Architectural (CSA) to lead the CSA workstream for a large-scale AI Data Center Campus in India. The role is responsible for planning, coordination, execution oversight, risk management, contractor management, and delivery of all civil, structural, architectural, and external infrastructure elements across multiple phases of the campus.

This is a discipline program leadership role, not merely a site execution role. The successful candidate will coordinate with the Owner's Engineer, design consultants, EPC contractors, local authorities, utility providers, procurement teams, QA/QC, HSE, and commissioning teams to ensure the CSA scope supports timely delivery of AI-ready data center pods.

Key Responsibilities

Key Responsibilities

• Lead the CSA program across all project phases including due diligence, design, procurement, construction, testing, handover, and future expansion.
• Translate campus-level requirements into CSA execution plans.
• Support phasing strategy for multiple data center pods and shared infrastructure.
• Own CSA deliverables, risks, dependencies, and interface management.

2. Civil and Site Development Works

• Oversee site grading, earthworks, access roads, internal roads, stormwater drainage, boundary walls, fencing, site utilities, and external infrastructure.
• Coordinate geotechnical investigation inputs with design and construction teams.
• Ensure site development activities are aligned with campus master planning and future expansion needs.

3. Structural Works

• Manage structural delivery for data halls, utility buildings, administration areas, equipment yards, and support facilities.
• Oversee foundations, RCC works, steel structures, precast works, equipment bases, trenches, pits, and structural supports.
• Ensure structural design and construction can accommodate heavy MEP equipment, high-density data halls, and future scalability.
• Coordinate architectural delivery including building envelope, roofing, façade, fire-rated walls, doors, interiors, finishes, waterproofing, and access control-related building interfaces.
• Ensure architectural works meet operational, security, maintainability, and data center resilience requirements.

5. Interface Management

• Coordinate CSA interfaces with electrical, mechanical, fire protection, security, IT, BMS, utility, and commissioning teams.
• Manage physical readiness of rooms, yards, trenches, shafts, and routes for MEP equipment installation.
• Ensure civil works do not delay long-lead equipment installation.

6. Contractor and Consultant Management

• Manage CSA contractors, subcontractors, consultants, and specialist agencies.
• Review contractor schedules, method statements, quality plans, safety plans, manpower plans, and progress reports.
• Identify gaps and drive corrective actions.

7. Cost, Schedule and Risk Management

• Support budgeting, forecasting, package planning, and change control for CSA scope.
• Track progress against baseline schedule.
• Identify schedule risks, constructability issues, access constraints, and coordination gaps.
• Escalate critical risks with mitigation plans.

8. Quality, Safety and Compliance

• Ensure compliance with approved drawings, specifications, applicable Indian codes, statutory requirements, and project quality standards.
• Support QA/QC inspections, material approvals, non-conformance resolution, and punch-list closure.
• Drive a strong HSE culture across CSA contractors.
