Job summary

Vbeyond Corporation in India is seeking a Senior Manager – Real Estate (Malls) to drive retail expansion across premium shopping malls and luxury destinations. You will identify high-potential locations, evaluate mall opportunities, negotiate commercial terms, and lead end-to-end leasing for new stores.

The role requires a strong network with mall developers and leasing teams, plus proven expertise in mall lease structures, CAM, revenue share, and fit-out terms.

Qualifications

• Bachelor’s/Master’s degree in Business, Real Estate, or a related field.
• 5–8 years of experience in retail expansion, mall leasing, or retail real estate.
• Experience with premium/luxury/lifestyle/fashion brands will be preferred.
• Strong network and relationships with leading mall developers and leasing teams.
• Proven expertise in negotiating mall lease structures, revenue share, CAM, and fit-out terms.
• Strong market knowledge, negotiation, stakeholder management, and commercial acumen.

Responsibilities

• Identify and evaluate premium mall and high-footfall retail locations across key cities.
• Conduct catchment, footfall, competitor, and feasibility analysis for potential sites.
• Build and maintain strong relationships with mall developers, leasing heads, property owners, and brokers.
• Lead negotiations on lease rentals, CAM, revenue share, fit-out periods, and commercial terms.
• Manage the complete site acquisition and leasing process from identification to closure.
• Coordinate with Design, Projects, and Merchandising teams for timely store openings.
• Maintain a strong pipeline of prospective locations and track expansion KPIs.
• Provide market intelligence and regular updates to senior management.
