Job summary

AKMV Consultants Pvt Ltd in Bangalore North seeks a Senior Manager – Procurement (IFM) to lead strategy, governance and supplier management across hard/soft FM services, utilities and projects.

You will drive category execution, sourcing events, MSAs, SLAs, SRM and data analytics, ensuring compliance with ISO standards, ESG targets and regulatory requirements while partnering with departmental heads and regional teams.

Qualifications

• Bachelor’s degree in Supply Chain, Engineering, or related field; MBA preferred.
• 10–12 years of experience in strategic sourcing/procurement in IFM/FM or multi-site real estate portfolios in India.
• Experience running end-to-end RFPs and contracting for hard/soft services and projects.

Responsibilities

• Translate enterprise/category strategies into executable sourcing waves, supplier panels and deployment plans.
• Lead strategies for Hard Services, Soft Services, Utilities/Energy, Capex/Projects and FM Technology.
• Run market scans and RFI/RFP/RFQ events; negotiate MSAs, SLAs, KPIs and pricing using TCO analyses.
• Maintain tiered supplier panels; conduct QBRs; implement scorecards; drive improvements.
• Maintain catalogs/rate cards; enable eProcurement; improve PO cycle time and data accuracy.
• Deliver verified savings, cost avoidance and working capital benefits; support budgeting.
• Ensure compliance with corporate policies, client contracts and EHS standards; ISO alignment.
• Embed ESG targets in events/contracts; support diverse and local business spend.
• Partner with Facilities Ops, Projects, CRE, Engineering, Energy, Legal and Finance; communicate progress.
• Build and maintain dashboards; use data to inform sourcing timing, rate resets and capacity.
• Coach site teams on procurement processes; support change during transitions and mobilizations.

Working relationship -

Internal stakeholders: Departmental Heads, Departmental Regional Leads, SMEs, HR Lead & AdminLead (in proportion to expansion of business and business requirements) External stakeholders: Clients, Vendors, HR, Service providers (in proportion to expansion ofbusiness and business requirements)

Key Responsibilities

• 1. Strategy and Governance: Translate enterprise/category strategies into executable sourcing waves, supplier panels, andsite deployment plans; ensure adherence to policies, DOA, controls, and audit requirements.
• 2. Category Management: Lead strategies for: a) Hard Services: HVAC, electrical, plumbing, fire and life safety, elevators, buildingautomation systems, critical environments. b) Soft Services: janitorial, security, landscaping, waste, mail room, reception, foodservices. c) Utilities and Energy: electricity, gas, water, demand response, renewable energy andRECs. d) Capex/Projects: fit-outs, refurbishments, minor works, general contractors,materials. e) FM Technology: CMMS/IWMS, IoT sensors, BMS integrations, smart buildingsolutions
• 3. Sourcing and Negotiation: Run market scans and RFI/RFP/RFQ events; negotiate master service agreements (MSAs),SLAs, KPIs, and pricing mechanisms (fixed, indexed, performance-based) using TCO andshould-cost analyses, coordinate legal and risk reviews.
• 4. Supplier Relationship Management (SRM): Maintain tiered supplier panels; conduct QBRs; implement scorecards; drive correctiveactions, continuous improvement, and joint value-creation; develop business continuity andrisk mitigation plans.
• 5. Operational Excellence (P2P): Maintain catalogs/rate cards, enable eProcurement, improve PO cycle time, first-time matchand touchless invoice rates; resolve exceptions and ensure accurate master data.
• 6. Financial Impact and Reporting: Deliver verified savings, cost avoidance, and working capital benefits; manageinflation/indexation; track benefits with Finance sign-off; support budgeting and forecasts.
• 7. Quality, Safety, and Compliance: Ensure compliance with corporate policies, client contracts, ethical sourcing, and EHSstandards; align to ISO frameworks (ISO 9001, ISO 14001, ISO 41001) and applicable Indianstatutory and safety regulations.
• 8. Sustainability and Diversity: Embed ESG targets in events and contracts; expand energy efficiency and waste reductioninitiatives; support spend with diverse and small/local businesses while maintainingperformance.
• 9. Stakeholder and Client Management: Partner with Facilities Operations, Projects, CRE, Engineering, Energy, Legal, and Finance;convert operational needs into sourcing solutions and mobilization plans; communicateprogress and risks.
• 10. Data and Analytics: Build and maintain dashboards; analyze demand, consumption, and benchmarks; usepredictive/market data to inform sourcing timing, rate resets, and supplier capacity.
• 11. People and Vendor Ecosystem Enablement: May supervise analysts/buyers; coach site teams on procurement processes and compliance;support change management during transitions and new client mobilizations.

Requirements

Required Qualifications- Education: Bachelor’s degree in Supply Chain, Engineering, Business, or related field; MBA ormaster’s preferred.

IT Proficiency-

• FM Platforms: CMMS/IWMS such as IBM Maximo, Planon, Archibus, ServiceNow Facilities.
• Analytics and BI: Power BI, Tableau, advanced Excel; familiarity with spend cubes and dataquality governance.
• Project and Collaboration: MS Project or enterprise collaboration suites.

Experience: 10 –12 years in strategic sourcing/procurement, with significant exposure to IFM/FM ormulti-site real estate portfolios in India; experience running end-to-end RFPs and contracting forhard/soft services and projects

Skills:

• Proven delivery of savings and service improvements across hard/soft FM categories andutilities/energy.
• Expertise in strategic sourcing, category execution, contracting (MSAs, rate cards, SLAs/KPIs),and supplier performance management.
• Strong financial acumen: TCO modelling, should-cost, indexation, and benefits realizationwith Finance validation.
• Knowledge of EHS and compliance frameworks; familiarity with ISO 41001, ISO 14001, ISO9001, and applicable Indian statutory requirements; awareness of OSHA or equivalentstandards as relevant to client sites.
• Experience managing large vendor ecosystems and union/non-union environments acrossregions.
• Excellent negotiation, stakeholder engagement, presentation, and executive-readycommunication skills.
• Data-driven mindset with proficiency in analytics and continuous improvement.
