We are seeking a Senior Director – Property Accounting to provide senior leadership across the Property Accounting function. This roleis based in Bengaluru, India.
The Senior Director – Property Accounting provides seniorleadership across the Property Accounting function, with responsibility for thequality, accuracy and timely delivery of property-level accounting andfinancial reporting performed by the Bengaluru-based team. The role leads theoffshore Property Accounting organization through its management team and worksclosely with US-based Property Accounting leadership to support the effectiveexecution of month-end, quarter-end and year-end close processes, consistentapplication of accounting policies, and maintenance of strong review andinternal control standards. The role will serve as a key partner to US-basedProperty Accounting leadership and stakeholders across Financial Reporting, FP&A,Investments, Operations and other functions.
Primary Role – Managed Portfolio Accounting and Reporting
- Provideleadership over the Bengaluru-based Property Accounting function, ensuringproperty-level accounting and financial reporting are completedaccurately, timely and in accordance with US GAAP, company policies andinternal control requirements.
- Partnerclosely with US-based Property Accounting leadership in the execution ofmonth-end, quarter-end and year-end close processes, including managementof close calendars, review standards, escalation protocols and timelycompletion of offshore deliverables.
- Overseereview standards for property-level accounting performed by the offshoreteam, including balance sheet reconciliations, significant accountanalyses and unusual or complex transactions, with appropriate escalationof material issues.
- Leadand develop the Bengaluru-based Property Accounting team, settingperformance expectations, managing workload and capacity, and supportingleadership development and succession planning.
- Establishand monitor key performance indicators for the offshore PropertyAccounting team, including close timeliness, reconciliation completion,accounting exceptions, audit findings and other measures of quality andeffectiveness.
- Supporta strong accounting policy and control environment, including SOXcompliance, application of accounting policies, documented procedures andappropriate review standards.
- Providetechnical accounting leadership to the offshore team, working closely withUS-based Property Accounting and Financial Reporting leadership on theapplication of US GAAP and company accounting policies.
- Providestrategic oversight of property accounting for third-party managed assets,including owner financial reporting, audit coordination, and delivery ofaccurate, timely information in accordance with management agreements,accounting policies, and internal controls.
- Serveas liaison between the Bengaluru Property Accounting team and US-basedleadership, communicating accounting results, significant issues, closestatus and control matters.
- Partnerwith FP&A, Operations and other stakeholders, in coordination withonshore leadership, to support the integrity of actual financial resultsand provide accounting insight into significant property-level variancesand trends.
- Supportacquisitions, dispositions and other portfolio transactions in partnershipwith US-based Property Accounting, Investments, Financial Reporting andother stakeholders.
- Coordinateoffshore support for internal and external audits, including auditdeliverables, resolution of accounting and control matters, andremediation activities in partnership with onshore leadership.
- Driveimprovements to Property Accounting policies, workflows, systems andautomation in coordination with US-based leadership to improveconsistency, scalability, controls and reporting quality.
- Partnerwith US-based leadership and Finance leadership on staffing, hiring,performance management and organizational development to ensure theBengaluru team has the appropriate capacity and capabilities to supportthe business.
- Workfrom the Bengaluru office under the hybrid working model, with workinghours aligned to provide meaningful daily overlap with US business hours;flexibility is expected during month-end and year-end close, audit periodsand other peak reporting cycles.
- Performother projects and responsibilities as assigned.
Requirements
- Bachelor’sdegree in accounting or finance is required.
- CharteredAccountant (CA) or Certified Public Accountant (CPA) qualification ispreferred.
- Minimumof 12 years of related professional accounting experience preferred.
- Fiveor more years in a supervisory role managing a team of five or more ispreferred.
- BigFour accounting firm experience preferred; real estate or student housingexperience is an advantage.
- Strongworking knowledge of US GAAP and Sarbanes-Oxley (SOX) controlenvironments.
- Experiencewith Oracle Fusion is preferred.
- Proficientin Microsoft Office applications, with emphasis on Excel, Word andPowerPoint.
- Strongorganizational, interpersonal, analytical, leadership and presentationskills.
- Abilityto handle multiple high-priority projects with keen attention to detail.
- Strongproblem-solving and data analysis skills, with the ability to assimilatenew information, understand complex topics and arrive at sound analysisand judgement.
- Abilityto work independently while logically and strategically resolvingaccounting issues in adherence with US GAAP.
- Demonstratesa positive attitude and maintains a high level of professionalism whenworking with onshore stakeholders and senior leadership across time zones.
