Sunteck Realty is seeking a G.M./Sr. in Architecture to oversee design coordination across concept to GFC, aligning with site and consultant teams. The role emphasizes BIM integration, compliance, and cross-functional coordination to ensure timely, accurate project documentation.

The successful candidate will lead in drafting, reviewing, and approving multidisciplinary drawings, manage BIM modelling, and drive weekly deliverables while maintaining high quality and adherence to SOPs.

Qualifications

• Bachelor's Degree in Architecture or Civil Engineering.
• Diploma/Certification in BIM, Revit, or Design Coordination preferred.
• Experience: 1–14 years in Architectural Design Coordination, BIM Coordination, or Real Estate Project Design Management.

Responsabilités

• Lead coordination with site team and consultants for Concept, Schematic, DD & GFC stages.
• Verify drawings (Architectural MEP Structural & BIM) and resolve discrepancies.
• Ratify construction area, RERA area, MOFA area, FSI area, and project ratio.
• Draft presentation formats for team to populate.
• Lead coordination meetings and issue weekly progress plans.
• Review and approve DD, Tender & GFC drawings submitted by consultants.
• Assist BIM team to prepare modelling schedule and ensure compliance with authority requirements.

I. Purpose

To support in coordination, design development, drawing reviews, compliance management, BIM integration, and cross-functional stakeholder coordination to ensure timely delivery of accurate and compliant project documentation. Team handling role.

II. Key Responsibilities

Key Performance Areas (KPAs)

1. CO-ORDINATION

• Lead with site Team & Consultant for Concept, schematic, DD & GFC stage
• 3rd layer of Check of draftsman superimposition Architectural DWG. MEP DWG. Structural DWG & BMC DWG. Overlap on each other & checked discrepancy & write a comments
• Ratify areas (Construction Area, RERA Area, MOFA Area, FSI Area, Project Ratio)
• Drafting feasibility Given By HOD
• Create format of Presentation for team to populate

2. COMPLIANCES

• Lead co-ordination meeting & issue way forward
• Ensure delivery weekly basis
• Issue Agreement plan issue to CRM for prepare Agreement
• Issue marketing unit plan, Master for brochure (Render Plan in autocad format)
• Issue RERA drawing for liaison team.
• Issue Parking & Allocation plan for sales team
• Issue Lease drawing preparation as per Commercial Leasing team
• Maintain & update SOP formats

3. BIM SCOPE

• To review BIM model from design & Model completion aspect. Like External faade Design, faade termination, verify landscape sunk allowance, MEP services major diversion, clear height requirement etc.
• Assist consultant to resolve clash issues wherever required
• Update/Notify BIM Team for any major design change which have impact on modelling.
• Attend BIM Coordination meeting with consultants
• Review & Approve the DD, Tender & GFC drawings submitted by the consultant
• Assist BIM Team to prepare BIM modelling schedule for consultants
• Review BIM Model from Authority compliance aspect.

IV. Qualifications & Experience

Essential

• Bachelor's Degree in Architecture (B.Arch.) or Civil Engineering.
• Diploma/Certification in BIM, Revit, or Design Coordination preferred.
• 12-14 years of experience in Architectural Design Coordination, BIM Coordination, or Real Estate Project Design Management.
• Experience in residential, commercial, or mixed-use real estate developments preferred.

Desired

• Experience in consultant selection, contract administration, budgeting, and stakeholder management.
• Exposure to RERA, Development Control Regulations, MOFA, statutory approvals, and liaison processes.
• Strong understanding of architectural planning, building design, faade systems, and landscape integration.
• Knowledge of structural, MEP, faade, and infrastructure design coordination.
• Experience in BIM coordination and multidisciplinary design management.
• Prior experience interacting with senior leadership, promoters, or management teams for design reviews and decision-making.
• Ability to manage multiple projects and deadlines simultaneously.
