Qualifications

Senior Manager - Real Estate

About the role

As Real Estate Strategy Manager based in India, you will be part of the global SRE Portfolio & Strategy Location Strategy team. You will develop fact-based location and portfolio strategies for Siemens in India and across Asia Pacific and Japan (APJ), connect local and regional market and regulatory insights with global portfolio objectives, and prepare transparent decision proposals for senior management. In this role, you will work closely with Siemens businesses, country and regional SRE teams, internal expert functions, and external advisors across APJ and internationally.

Your tasks and responsibilities

• Develop customer- and portfolio-driven real estate strategies for Siemens locations in India and across Asia Pacific and Japan (APJ), and contribute regional perspectives to global portfolio and location strategy initiatives.
• Lead the preparation of location concepts, strategy papers, feasibility and pre-development studies, site selection assessments, master plans, and management decision proposals.
• Structure and evaluate strategic real estate options, including consolidation, relocation, acquisition, leasing, redevelopment, sale and leaseback, and disposal scenarios, from business, customer, financial, sustainability, and real estate perspectives.
• Analyze portfolio, location, infrastructure, demographic, workforce, and real estate market data for India and other APJ countries, including office, industrial, R&D, logistics, and emerging asset classes, and translate the findings into clear recommendations.
• Assess country-specific market and regulatory conditions across India and APJ, including land and lease structures, zoning and development parameters, infrastructure plans, approval requirements, and location risks, in cooperation with local experts.
• Manage interdisciplinary strategy projects and coordinate stakeholders across Siemens businesses, SRE functions, finance, legal, sustainability, operations, and external partners in India, across APJ, and internationally.
• Manage and challenge external International Property Consultants (IPCs), brokers, valuers, and other advisors in India and across APJ, ensuring high-quality market intelligence, assumptions, benchmarks, and deliverables.
• Apply artificial intelligence and advanced analytics to improve market research, portfolio transparency, scenario development, option comparisons, risk identification, and the preparation of decision documents, while observing applicable governance, data protection, and confidentiality requirements.
• Develop reusable standards, templates, data-driven methods, and best practices for Location Strategy and support knowledge transfer among India, the wider APJ region, and the global team.
• Prepare concise, management-ready presentations and communicate complex analyses and recommendations clearly to senior stakeholders.

Profile

• You are a Master's in Business Administration with background in Architecture or Civil Engineering with focus/ interest in Real Estate, Urban Planning or a comparable field.
• You have 5- 10 years of relevant professional experience in Corporate Real Estate, real estate strategy, portfolio management, location advisory, or management consulting.
• Experience with an International Property Consultant (IPC) or another leading real estate advisory firm in India or elsewhere in APJ, combined with exposure to regional and international projects or clients, is highly desirable.
• You have a strong understanding of the Indian commercial real estate market and sound knowledge of other APJ markets; experience across office, industrial, manufacturing, R&D, or logistics locations is preferred.
• You have successfully managed real estate strategy or customer projects, particularly location concepts, portfolio optimization, site selection, feasibility studies, or strategic option comparisons.
• You have sound knowledge of real estate market analysis, financial and cash flow modelling, valuation principles, business cases, and scenario and risk analysis.
• You are experienced in working with data and digital tools and are confident in using AI-enabled applications and analytical methods to enhance the quality and efficiency of strategic real estate work.
• You think entrepreneurially, work independently and collaboratively, and are able to structure complex topics, challenge assumptions, and translate analyses into practical, easy-to-understand recommendations.
• You are confident in managing senior stakeholders and external advisors in a culturally diverse, international environment.
• You are proficient in Microsoft 365 and collaboration platforms; experience with Power BI, SharePoint, SAP, data platforms, or comparable tools is an advantage.
• Business-fluent English and willingness to travel within India, across APJ, and internationally complete your profile; additional Asian language skills are an advantage.
