Adeona Developers in Powai, Mumbai, seeks an experienced Quantity Surveyor with expertise in tendering, estimation, vendor management, and cost control for real estate construction projects. Focus areas include interior fit-out and aluminium façade works, BOQ preparation, tendering, bid evaluation, and cost‑effective procurement.

The ideal candidate will coordinate with Projects, Design, Procurement, and Finance teams, monitor budgets and variation orders, and report to AVP – Contracts.

Qualifications

• Bachelor's degree or diploma in civil engineering or quantity surveying.
• 15+ years in QS, contracts, tendering in real estate/construction.
• Experience with interior fit-out and aluminium facade systems.
• Strong knowledge of rate analysis, BOQ, estimation, contracts, vendor management.
• Proficient in AutoCAD, MS Excel; ERP/SAP preferred; strong negotiation.

Responsibilities

• Prepare detailed BOQs for civil, interior, MEP, and aluminium works.
• Conduct quantity take-offs, tenders, RFQs, and manage bid processes.
• Evaluate quotations, prepare statements, negotiate rates, select vendors.
• Prepare work orders, LOIs, contracts; coordinate with Projects, Design, Procurement, Finance.
• Monitor budgets, contractor bills, variation orders, and procurement costs.

Job Summary

We are seeking an experienced Quantity Surveyor with strong expertise in tendering, estimation, vendor management, and cost control for real estate construction projects. The candidate must have significant hands‑on experience in Interior fit‑out works and Aluminium window works. The role will be responsible for preparing BOQs, floating tenders, evaluating bids, negotiating contracts, and ensuring cost-effective procurement for residential/commercial developments.

Key Responsibilities: (Please mention the top 5)

• 1. Prepare detailed BOQs (Bill of Quantities) based on drawings and specifications for civil, interior, MEP, and aluminium works.
• 2. Conduct quantity take-offs, floating tenders, RFQs, and manage technical/commercial bid processes.
• 3. Evaluate quotations, prepare comparative statements, negotiate rates, and finalize contractors/vendors.
• 4. Prepare work orders, LOIs, contracts, and coordinate with Projects, Design, Procurement, and Finance teams.
• 5. Monitor project budgets, contractor bills, variation orders, extra items, and ensure cost-effective procurement.

Key Skills Required: (Please mention the top 5)

• 1. Bachelors Degree / Diploma in Civil Engineering or Quantity Surveying.
• 2. Minimum 15+ years of experience in Quantity Surveying, Contracts, and Tendering roles in real estate / construction industry.
• 3. Strong expertise in Interior works, Aluminium windows, faade systems, and finishing packages.
• 4. Excellent knowledge of rate analysis, BOQ preparation, estimation, contracts, and vendor management.
• 5. Proficiency in AutoCAD, MS Excel, ERP/SAP preferred with strong negotiation and analytical skills.
