Job summary

Smartspace is seeking an experienced Office Leasing Consultant to manage the complete office leasing cycle, from understanding client requirements to shortlisting properties, site visits, negotiations and deal closure.

The role involves working with Smartspace's marketing, BD and lead-generation channels to source qualified opportunities and close deals.

Qualifications

• 1–5 years in commercial real estate, property consulting, B2B sales, coworking, managed offices or related industries

Responsibilities

• Understand the client's office-space requirement in detail and shortlist suitable options.
• Coordinate with landlords, coworking operators, and managed-office providers.
• Negotiate rent, security deposit, lock-in, escalation, maintenance, fit-out, rent-free periods, parking and other commercial terms.
• Schedule and coordinate property visits; accompany clients during site visits and present properties professionally.
• Assist with LOI and commercial discussions; coordinate documentation with the transaction/legal team and ensure smooth closure.

The Leasing Consultant will work with qualified requirements generated through Smartspace's marketing, BD and lead-generation channels.

Key Responsibilities

Client Consultation

• Understand the client's office-space requirement in detail.
• Recommend suitable locations and workspace formats.
• Advise clients on market rents, commercial terms and available options.
• Prepare and present suitable property options.

Property Search & Shortlisting

• Identify suitable office spaces based on client requirements.
• Coordinate with landlords, coworking operators and managed-office providers.
• Compare properties based on:
• Location
• Rent
• Maintenance
• Furnishing
• Amenities
• Parking
• Accessibility
• Building quality
• Commercial terms

Site Visits

• Schedule and coordinate property visits.
• Accompany clients during site visits.
• Present properties professionally.
• Understand client feedback and refine the shortlist.

Negotiation

• Negotiate with landlords/operators on behalf of clients.

Deal Closure
