Job description

Land Acquisition Manager – Renewable Energy (Solar)
Company Description:

pysé.capital builds and manages income-generating real assets across real estate, energy infrastructure, and equipment leasing in India and the UAE. The firm focuses on creating stable, long-term value through diversified asset classes and structured investment strategies. Team members collaborate across disciplines to originate, evaluate, and manage high-quality projects. Joining pysé.capital offers exposure to fast-growing markets and the opportunity to contribute to sustainable, scalable asset growth.

About the Role:

You will lead on-ground land acquisition for Pyse's solar power projects across Karnataka. This is a field heavy role focused on sourcing, qualifying, and closing land parcels suitable for solar development. You will be working closely with the Operations Associate (who runs the origination pipeline) and the founders. You'll own the full on-ground lifecycle from site visit through negotiation to transaction closure.

Key Responsibilities:
  • Identify and evaluate land parcels suitable for solar power project development, based on capacity requirements (~4–5 acres/MW), terrain, and proximity to grid infrastructure.
  • Conduct site visits, feasibility studies, and preliminary due diligence on land titles, ownership, and land-use classification (agricultural vs. non-agricultural/NA-converted).
  • Assess power evacuation feasibility, proximity to substations, transmission line access, and coordination with KPTCL/DISCOM/GEC on connectivity and interconnection requirements.
  • Build and maintain a network of local brokers, landowners, legal advisors, and government authorities (Revenue Department, KREDL, KIADB where applicable).
  • Lead negotiations with landowners and intermediaries to secure favorable acquisition terms for single-owner or aggregated multi-owner parcels.
  • Liaise with legal and technical teams for documentation, title verification (RTC, EC, mutation register), and compliance checks under the Karnataka Land Reforms Act (Sections 79A, 79B, 80) and related land conversion norms.
  • Collaborate with senior management to assess land value, solar project potential, and investment viability.
  • Track state renewable energy policies, KREDL guidelines, land conversion (NA) procedures, zoning regulations, and market trends to support land sourcing decisions.
  • Maintain accurate records of leads, proposals, negotiations, and closures. Coordinate with the Operations Associate to ensure the pipeline is updated end-to-end.
  • Ensure end-to-end coordination from sourcing to closure of land transactions, including handoff to diligence and registration teams.
Required Skills & Qualifications:
  • Bachelor's degree / MBA
  • 10+ years of proven experience in land acquisition and business development related functions in renewable energy or infrastructure sector strongly preferred.
  • Strong knowledge of land laws, agricultural-to-non-agricultural (NA) conversion processes, title due diligence, and local zoning norms in Karnataka.
  • Familiarity with solar project land requirements, capacity-to-acreage ratios, evacuation infrastructure, and substation proximity considerations.
  • Understanding of Karnataka-specific land acquisition risks (e.g., PTCL/granted land restrictions, tenancy issues).
  • Excellent negotiation, communication, and relationship-building skills.
  • Ability to interpret land documents, revenue records (RTC/EC), maps, and government records.
  • Strong local network and understanding of the region's land and renewable energy landscape.
  • High level of integrity, professionalism, and attention to detail.
  • Ability to work independently and manage multiple leads simultaneously.
  • Willingness to travel extensively across Karnataka.
