Job summary

ERM is seeking an entry‑level Land Access Coordinator to support UK capital projects from our Consulting Delivery Hub in India. You will coordinate landowner engagement, access arrangements, and record-keeping to progress surveys, consents, and construction activities.

Qualifications

Responsibilities

  • Support Land Access Managers in delivering land access workstreams on UK CPD projects; coordinate tasks and keep trackers updated.
  • Draft and issue landowner correspondence, permission letters, and simple access licences.
  • Maintain landowner contact database, engagement log, and land access tracker; ensure audit-ready records.
  • Support land referencing activities, including title research and HM Land Registry searches.
  • Coordinate scheduling of landowner meetings and site visits; keep wider team informed.
  • Liaise with Survey Coordinators to align permissions with survey programmes.
  • Contribute to GIS updates by providing land ownership data to GIS specialists.
  • Follow ERM health, safety, quality and ethics standards on fieldwork and engagements.
  • Assist CPD UK Land Services team with proposal support, templates, and continuous improvement.

Why this role matters?

As a Land Access Coordinator , you will play a key entry-level role in supporting ERM's UK capital projects by coordinating landowner engagement, access arrangements, and record-keeping activities required to progress projects through survey, consenting, and construction phases. Working within the Capital Project Delivery (CPD) — Projects Feasibility, Planning & Consents pillar, you will support Land Access Managers and Survey Coordinators to secure timely access to third-party land, maintain accurate land data, and build the foundational skills needed to grow into a land access specialist. This role is essential to unlocking programme certainty, protecting client and ERM reputation with landowners, and building CPD's UK Land Services capability from the ground up.

Landowner contact details, correspondence, and engagement records are captured accurately and kept up to date, enabling the wider team to make informed decisions and evidence engagement.

Access requests, permission letters, are issued promptly and tracked to completion, keeping survey and site teams up to date.

Land referencing datasets, GIS layers, and Book of Reference inputs are maintained to a consistently high standard of accuracy and auditability.

Landowners, tenants, and agents receive a professional, courteous, and consistent first point of contact — protecting ERM's and our clients' reputation.

What will you bring?

A degree, HND, or equivalent qualification in land management, rural surveying, geography, planning, environmental science, or a related discipline — or equivalent early-career experience.

Strong written and verbal communication skills, with the confidence to engage landowners, tenants, and agents professionally by phone and/or email.

Excellent attention to detail and organisational skills, with the ability to manage multiple trackers, records, and correspondence streams simultaneously.

Working knowledge of Microsoft 365 (Excel, Word, Outlook, Teams) and a willingness to develop GIS and land database skills.

A proactive, curious mindset with a genuine interest in UK infrastructure, energy, and the land access/right-of-way discipline.

Ability to work collaboratively within a team while taking ownership of assigned tasks and deadlines.

Preferred skills & competencies

Awareness of the UK land access and consenting landscape (e.g., wayleaves, DCO, planning applications).

Prior experience (including placements, internships, or graduate schemes) in a land, property, planning, or environmental consultancy setting.

Exposure to GIS platforms (e.g., ArcGIS, QGIS) or land data management tools.

Key responsibilities

Support Land Access Managers in delivering land access workstreams on assigned UK CPD projects, taking ownership of coordination, tracking, and administrative tasks.

Draft and issue initial landowner correspondence, permission-to-survey letters, and simple access licences under the supervision of a Land Access Manager.

Maintain the landowner contact database, engagement log, and land access tracker — ensuring records are accurate, up to date, and audit-ready.

Support land referencing activities including desktop title research, HM Land Registry searches, and preparation of Book of Reference and Land Interest inputs.

Coordinate scheduling of landowner meetings, site visits, and follow-up actions, ensuring the wider team has visibility of engagement status.

Liaise with Survey Coordinators to align landowner permissions with survey programmes, flagging blockers to the Land Access Manager early.

Contribute to GIS updates by providing land ownership and access status data to GIS specialists.

Follow ERM's health, safety, quality, and ethics standards on all fieldwork and landowner engagement, including lone-working procedures and land access risk assessments.

Support the wider CPD UK Land Services team with ad hoc tasks including proposal support, template development, and continuous improvement initiatives.
