Job summary

IThum World in India seeks a senior finance leader to oversee daily financial planning, treasury management and corporate finance strategies for a leading real estate developer. You will partner with senior leadership on capital allocation and optimize project funding through LRD facilities and BGs.

You will direct GST and income tax compliance, RERA adherence, and statutory audits, while guiding budgeting, MIS reporting, variance analysis and stakeholder communications.

Qualifications

• CA preferred, MBA Finance equivalent qualification.
• 18+ years of experience in real estate finance recommended.
• Strong knowledge of project accounting, taxation and statutory compliance.

• Direct preparation, review and presentation of financial statements under Ind AS and IGAAP.

• Manage GST compliance including GSTR-1, GSTR-3B and annual returns.
• Ensure RERA, MSME and DPT-3 compliance across entities.
• Coordinate statutory audits and financial due diligence.

Role & responsibilities

• Oversee daily financial planning, treasury management and corporate finance strategies for a leading real estate developer, partnering with senior leadership on capital allocation.
• Securing Lease Rental Discounting (LRD) facilities and Bank Guarantees (BG) to optimize project funding and capital structures.
• Manage project financing and working capital needs.
• Developed and maintain strong relationships with leading financial institutions and banks, ensuring seamless fund mobilization and competitive borrowing rates.
• Direct preparation, review and presentation of financial statements in compliance with Ind AS and IGAAP, including consolidated reporting for multiple project entities.
• Led budgeting, forecasting, MIS reporting and variance analysis delivering weekly and monthly cost, productivity, inventory etc
• Managed end-to-end GST compliance including GSTR-1, GSTR-3B, annual returns, ITC utilization, 2B reconciliation, reverse charge liability, advance receipt taxation and departmental representations.
• Execute strategic tax planning initiatives across GST and Income Tax functions; tracked Direct & Indirect Tax appeals, TDS notices and assessment hearings.
• Ensured 100% compliance with RERA, MSME and DPT-3 requirements across project entities.
• Manage statutory audits, internal audits and financial due diligence exercises; prepared comprehensive documentation for tax authorities, auditors, lenders and regulators.

Preferred candidate profile

• CA preferred, alternatively MBA Finance equivalent qualification with strong relevant experience.
• Minimum 18 years of experience, preferably in the real estate industry.
• Strong knowledge of project accounting, financial planning, taxation and statutory compliance.
• Experience in managing large finance & accounts teams.
• Strong understanding of RERA, GST, TDS, Income Tax and real estate financial processes.
• Experience with ERP/accounting systems and advanced MS Excel.
• Strong analytical, decision-making and negotiation skills.
• Excellent communication and stakeholder-management abilities.
• Ability to work closely with promoters/management and provide strategic financial advice.
