Job summary

CBRE Group, Inc. seeks a seasoned Valuation Consultant to prepare reports on small to medium-sized properties and determine their values through appraisal analysis in line with USPAP.

The role involves collecting data on comparable properties, interviewing stakeholders, and preparing comprehensive appraisal reports that describe characteristics, procedures, and reasoning. Mentoring and team collaboration are expected as part of CBRE RISE values.

Qualifications

• Bachelor’s degree in a four-year college; 8+ years commercial appraisal experience.
• 3+ years commercial appraisal review experience; MAI designation preferred.
• General State Certification or License required; MAI designation preferred.

Responsibilities

• Identify value of a property for estimate through detailed appraisal analysis.
• Collect data on inventory of comparable properties, sales and listings, vacancies etc.
• Prepare appraisal reports describing property characteristics, procedures used, and information evaluated.
• Follow the Uniform Standards of Professional Appraisal Practice (USPAP) and keep information confidential.
• Communicate with clients about appraisal requests, problems to solve, and project scope.
• Prepare appraisal report to describe property characteristics, procedures used, and information analyzed. Disclose assumptions and reasoning.
• Track the value of real estate and potential for development.
• Contribute to team goals and mentoring; assist with team database.
• Apply in-depth knowledge to accomplish complex assignments and provide innovative solutions.
• Coach others and share knowledge within the function.
• Lead by example and model CBRE RISE values; build consensus to reach agreement.
• Impact a range of customer, operational, project, or service activities within own team.

About the Role:

As a CBRE Valuation Consultant, you will be responsible for preparing reports on small to medium-sized properties.

This job is part of the Valuation function. They are responsible for inspecting and determining the values of land, property, and businesses.

What You’ll Do:

• Identify the value of a property for estimate through a detailed appraisal analysis. Study the appraisal request and project scope to determine business solutions.
• Collect data on the inventory of comparable properties, sales and listings, vacancies, and more. Conduct studies such as land use, supply and demand, marketability, and more. Interview stakeholders for research.
• Prepare appraisal report to describe property characteristics, procedures used, and the information evaluated. Disclose assumptions, conditions, and reasoning.
• Follow the Uniform Standards of Professional Appraisal Practice, keeping information confidential.
• Communicate with clients about appraisal requests, problems to solve, and the scope of projects.
• Prepare appraisal report to describe property characteristics, procedures used, and the information analyzed. Disclose assumptions, conditions, and reasoning.
• Track the value of the real estate and the potential for the development of the property.

What You’ll Need:

• Bachelor’s degree (BA/BS) from a four-year college or university with a minimum of 8 years of commercial appraisal experience and 3 years of commercial appraisal review experience. Master’s degree or Institutional review experience preferred. General State Certification or License is required. MAI designation preferred.
• Ability to exercise judgment based on the analysis of multiple sources of information.
• Willingness to take a new perspective on existing solutions.
• In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
• Organizational skills with an advanced inquisitive mindset.
• Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.
