Job summary

Vastu Vihar (Technoculture Building Centre Pvt. Ltd.) is seeking a Design & Planning Engineer with 7+ years of experience to lead the design and planning for building projects.

You will prepare architectural and structural layouts, coordinating with consultants and site teams to ensure compliance with codes and approvals. You will drive concept to execution-ready documentation, manage feasibility studies, and mentor junior engineers, with strong AutoCAD/Revit skills and knowledge of NBC/building

Qualifications

• Bachelor's Degree/Diploma in Civil Engineering, Architecture, or a related field.
• Minimum 7 years of relevant experience in design and planning within real estate/construction.
• Proficiency in AutoCAD is mandatory; knowledge of Revit/SketchUp is preferred.
• Strong knowledge of building by-laws, NBC codes, and local development control regulations.
• Experience liaising with municipal authorities for plan approvals.

Responsibilities

• Prepare and review architectural layouts, planning drawings, and space-planning schemes.
• Develop detailed working drawings, sections, elevations, and GFC drawings with consultants.
• Conduct feasibility studies, site analysis, and FSI/FAR calculations.
• Ensure designs comply with local codes and obtain plan approvals from authorities.
• Coordinate with structural, MEP, and other consultants for integration and clash-free drawings.
• Prepare BOQs, cost estimates, and specifications with the costing team.
• Review shop drawings and resolve design-related site queries during execution.
• Conduct periodic site visits to monitor design implementation and resolve issues.
• Mentor junior engineers/draughtsmen in the design team.
• Utilize AutoCAD, Revit, SketchUp for preparing and reviewing drawings.

POSITION SUMMARY

We are seeking an experienced Design & Planning Engineer with a minimum of 7 years of relevant experience to lead and manage the design and planning functions for building projects. The candidate will be responsible for preparing architectural and structural layouts, coordinating with consultants and site teams, ensuring compliance with statutory norms, and driving projects from concept to execution-ready documentation.

KEY RESPONSIBILITIES

• Prepare and review architectural layouts, planning drawings, and space-planning schemes for residential, commercial, and institutional projects.
• Develop detailed working drawings, sections, elevations, and GFC (Good for Construction) drawings in coordination with structural, MEP, and other consultants.
• Conduct feasibility studies and site analysis, including plot layout planning, FSI/FAR calculations, and setback compliance.
• Ensure all designs comply with local municipal by-laws, building codes, NBC guidelines, and statutory approval requirements.
• Liaise with government authorities and consultants for building plan approvals and related documentation.
• Coordinate with structural, electrical, plumbing, and HVAC consultants to ensure design integration and clash-free execution drawings.
• Prepare BOQs, cost estimates, and specifications in coordination with the estimation/costing team.
• Review and approve shop drawings, and resolve design-related site queries during execution.
• Conduct periodic site visits to monitor design implementation and resolve on-site design/planning issues.
• Supervise and mentor junior engineers/draughtsmen in the design team.
• Utilize design software (AutoCAD, Revit, SketchUp, etc.) for preparing and reviewing drawings.
• Maintain project documentation, drawing registers, and revision control records.
• Support the sales/marketing team with layout plans, 3D views, and presentation materials as required.

REQUIRED QUALIFICATIONS

• Bachelor's Degree/Diploma in Civil Engineering, Architecture, or a related field (B.E./B.Tech/B.Arch/Diploma).
• Minimum 7 years of relevant experience in design and planning within the real estate/construction/building industry.
• Proficiency in AutoCAD is mandatory; working knowledge of Revit, SketchUp, or other BIM tools is preferred.
• Sound knowledge of building by-laws, NBC codes, and local development control regulations.
• Strong understanding of structural and MEP coordination principles.
• Experience in liaisoning with municipal/statutory authorities for plan approvals is an added advantage.
