The ideal candidate has 10+ years' experience in real estate development with a strong portfolio and proficiency in AutoCAD, SketchUp, and Revit.

Qualifications

• Bachelor's degree in architecture (B.Arch) and a masters degree (M.Arch).
• Registered with the Council of Architecture (COA).
• 10+ years of proven experience in real estate development or similar.
• Strong portfolio showcasing high-density residential or mixed-use projects.

About the Role

We are seeking an experienced and commercially driven Senior Design Architect to join our in-house design team. In this role, you will act as the critical link between creative architectural vision, regulatory compliance, and project profitability. You will lead the design management of large-scale residential and commercial projects across Mumbai, ensuring that all developments are optimized for space, cost, and market appeal while strictly adhering to local development norms.

Key Responsibilities

Feasibility & Concept Development:

• Conduct comprehensive site feasibility studies, yield analyses, and massing exercises for prospective land acquisitions.
• Calculate and optimize Floor Space Index (FSI), Floor Area Ratio (FAR), and Net Saleable Area (NSA) to maximize commercial returns.
• Develop initial concept master plans and unit layouts that align with the business brief and target demographic.

Design Management & Coordination:

• Serve as the primary liaison between the developer and external architectural, structural, interior, and MEP consultants.
• Review, redline, and approve all concept designs, schematic designs, and Good for Construction (GFC) drawings.
• Ensure all consultant deliverables meet project timelines, budget constraints, and quality standards.

Regulatory Compliance & Approvals:

• Apply deep knowledge of Mumbais Development Control Regulations (DCR), Slum Rehabilitation Authority (SRA) guidelines, and high-rise fire safety norms to all project designs.
• Proactively design to facilitate smooth BMC approvals and mitigate the risk of costly redesigns during the liaison process.

Value Engineering & Execution Support:

• Identify continuous value engineering opportunities to reduce construction costs, minimize wasted space (e.g., inefficient elevator cores), and optimize material selections.
• Conduct periodic site visits during the execution phase to ensure adherence to the design intent.
• Resolve on-site design clashes, respond to contractor Requests for Information (RFIs), and approve material mock-ups.

The Ideal Candidate

Qualifications & Experience:

• Bachelors degree in architecture (B.Arch). A masters degree (M.Arch).
• Registered with the Council of Architecture (COA).
• 10+ years of proven experience, with a significant portion spent working directly for a real estate developer in Mumbai.
• Strong portfolio showcasing successful high-density residential towers, luxury developments, or mixed-use commercial projects from concept to handover.

Skills & Competencies:

• Technical: Proficiency in AutoCAD, SketchUp, Revit, and MS Office. Familiarity with BIM coordination is highly preferred.
• Commercial Acumen: Deep understanding of real estate economics, project budgeting, and space optimization.
• Regulatory: Expert-level understanding of Mumbai municipal codes, building bylaws, and environmental clearances.
• Leadership: Exceptional project management, stakeholder coordination, and conflict resolution skills.
