Job description

Own the cluster. Drive occupancy. Run the properties. Deliver the numbers.
Why this role exists

Zolo's Coliving business operates through properties that need to perform every single day — commercially and operationally.

A property can be clean and well managed, but if beds remain vacant, the business does not perform.

It can achieve strong occupancy, but if resident experience and operations break down, customers leave.

As we scale, we need strong on-ground business owners who can bring Sales and Operations together and take responsibility for the complete performance of a cluster.

This role exists to ensure that every property in the cluster:

  • Converts available demand into bookings
  • Creates local sales opportunities
  • Delivers a strong resident experience
  • Operates with discipline every day
  • Resolves customer and operational issues quickly
  • Has an accountable and high-performing property team

If the Cluster Business Manager is strong, beds get filled, residents stay, teams perform, and properties run well.

If the Cluster Business Manager is weak, vacancies increase, sales opportunities get missed, complaints rise, and execution starts slipping.

Your mandate is clear
  • Own business performance of the property.
  • Drive Sales, bookings, and occupancy
  • Convert walk-ins, leads, referrals, and local opportunities
  • Identify and create new demand around your properties
  • Own day-to-day property Operations
  • Deliver strong resident experience and retention
  • Lead and manage property-level teams
  • Resolve customer and operational escalations
  • Track performance numbers and take action when the cluster is behind target

This is not a property coordination role.

You are the business owner for your cluster — responsible for both filling the properties and running them well.

What you will be responsible for
1. Own Cluster Business Performance
  • Take ownership of business performance of the assigned property
  • Track occupancy, bookings, vacancies, move-ins, move-outs, and other key property metrics
  • Understand which properties are performing and where intervention is required
  • Build clear action plans for properties falling behind target
  • Balance Sales performance with strong property Operations and resident experience
  • Review numbers regularly and act quickly when performance moves off track
  • Take direct ownership of occupancy across assigned properties
  • Handle property walk-ins and convert prospects into bookings
  • Follow up actively with interested prospects until closure
  • Coordinate closely with Inside Sales teams on leads and conversions
  • Understand customer requirements and recommend the right property / offering
  • Track available inventory and actively work towards filling vacant beds
  • Ensure leads do not get lost because of poor follow-up or property-level execution
3. Build Local Demand
  • Understand the micro-market around each assigned property
  • Identify colleges, offices, institutions, brokers, local businesses, and other potential demand sources
  • Build relationships that can generate enquiries and referrals
  • Drive resident referrals and other local lead-generation initiatives
  • Identify opportunities to improve property visibility in the local market
  • Continuously look for new ways to generate demand rather than depending only on centrally generated leads
4. Own Property Operations
  • Ensure smooth day-to-day Operations across assigned properties
  • Maintain property readiness, cleanliness, safety, and service standards
  • Ensure rooms and beds are ready for prospective and incoming residents
  • Identify operational gaps and drive quick resolution
  • Coordinate Housekeeping, Maintenance, Security, and other property services
  • Ensure operating issues do not negatively affect Sales, occupancy, or resident experience
5. Own Resident Experience & Retention
  • Build strong relationships with residents across the cluster
  • Handle complaints and escalations with ownership and urgency
  • Ensure issues are resolved completely rather than simply forwarded to another team
  • Identify recurring complaints and work towards permanent solutions
  • Understand reasons for dissatisfaction and potential churn
  • Build resident trust through visibility, responsiveness, and consistent follow-through
  • Support resident engagement and community initiatives
6. Lead the Property Team
  • Manage property-level staff across the assigned cluster
  • Set clear expectations around Sales, service, discipline, and execution
  • Allocate responsibilities and ensure daily activities are completed
  • Review individual and property-level performance
  • Coach team members where performance needs improvement
  • Address underperformance and execution gaps early
  • Build a team capable of running properties consistently without constant supervision
7. Manage Through Numbers
  • Track Sales, occupancy, conversion, vacancy, customer experience, and Operations metrics
  • Maintain visibility into performance across all assigned properties
  • Understand why targets are being missed rather than only reporting the gap
  • Prioritise properties and issues requiring immediate intervention
  • Maintain required trackers, systems, and reporting accurately
  • Use numbers to decide where time and effort need to be focused
What success looks like after 6–12 months
  • Strong and stable occupancy across assigned properties
  • Consistent achievement of Sales and business targets
  • Higher conversion of leads and walk-ins into bookings
  • Strong local demand and referral pipeline
  • Vacant beds are actively identified and worked upon
  • Properties operate smoothly and consistently
  • Resident complaints and recurring escalations reduce
  • Resident satisfaction and retention remain strong
  • Property teams have clear ownership and accountability
  • Business and operational gaps are identified and corrected quickly
  • The cluster performs without requiring constant intervention from senior leadership

The cluster operates through:

Sales Hustle + Operational Discipline + Customer Ownership + Strong Execution
Who this role is for

You will likely thrive here if:

  • You enjoy Sales and get energy from converting opportunities
  • You want your performance to directly influence what you earn
  • You are comfortable being accountable for clear monthly targets
  • You take ownership rather than waiting for someone to tell you what to do
  • You enjoy being on the ground and interacting with customers
  • You can manage both people and problems
  • You are comfortable moving between multiple properties
  • You can balance selling with running strong Operations
  • You remain persistent when targets are difficult
  • You want responsibility early in your career
Experience we value

We are open to high-potential freshers as well as candidates with 6 months – 1 year of Sales experience.

Relevant exposure can include:

  • Field Sales
  • Business Development
  • Hospitality Sales
  • Customer Acquisition

For freshers, we will look strongly at:

  • Communication and confidence
  • Energy and hustle
  • Comfort with targets
  • Ownership mindset
  • Ability to influence and convince people
  • Willingness to work on ground and move across properties
We are looking for someone who wants to sell, own outcomes, lead people, and eventually run a business — not someone looking only for an Operations role.
Compensation & Performance

This is a strongly performance-linked role.

The variable component will be linked to defined monthly performance outcomes.

This means strong performance has a direct and meaningful impact on your monthly earnings.

The impact you will have

You will directly influence:

  • Occupancy
  • Lead Conversion
  • Resident Experience
  • Retention
  • Property Operations
  • Team Performance

You won't own one small part of the customer journey.

For someone early in their career, most roles ask you to execute one part of a business.

This role gives you the opportunity to own one.

You will get hands-on exposure to:

Sales + Operations + Customers + People + Business Numbers

You will manage multiple properties, lead on-ground teams, own targets, solve customer and operational problems, and see the direct impact of your decisions on business performance.

Strong performers can grow into larger Area / City / Business Operations leadership roles as their scope expands.

If you want responsibility early, enjoy Sales, and want your performance to determine both your growth and your earnings — this role is built for that.
