Job summary

JLL is seeking an Assistant Technical Manager to oversee daily site operations and ensure all electromechanical services meet client requirements. You will manage building systems, fire/life safety, and critical utilities, while maintaining asset documentation and defect liability trackers.

The role includes hiring and developing shift engineers, budgeting controls, and enforcing safety and maintenance standards.

Responsibilities

• Overseeing all building systems including fire/life safety, MEP and all critical utilities.
• Ensuring the documentation of assets under asset list/ tracker.
• Ensuring the documentation and checking of the assets under defect liability period and AMC/CAMC in a tracker.
• Responsible for hiring, training and development of shift engineers and maintenance staff.
• Formulating budgeting controls and monitoring SLA’s & KPI’s for JLL and outsourced agencies toward effective service delivery.
• Maintaining service level agreements and keeping performance indicator scores above excellence.
• Ensuring timely renewal of the agreement, submission of invoices and follow-ups for payments.
• Overseeing vendor quotations and invoices.
• Ensuring proper signoffs for attendance and cost sheet submission.
• Submitting client approved cost sheet to JLL office and following up for invoices.
• Budgeting support and managing Engineering operational accounts for buildings.
• Recommending/implementing asset-specific maintenance, safety procedures and enforcing compliance.
• Ensuring Planned Preventive Maintenance (PPM) is carried out on schedule.
• Coordinating with contractors, tenants and engineers.
• Maintaining service/repair contracts.
• Conducting risk/root-cause analysis and creating corrective/preventive action plans.
• Inventory control for purchase of parts and utilization.
• Assessing building operations and mitigating inherent risks.
• Regular inspections of operating MEP equipment; making adjustments and controls as required.
• Ensuring compliance with codes, regulations, government agencies and company directives.
• Coordinating as-built drawings and transition document library.
• Creating emergency response plans and participating in evacuation drills.
• Maintaining engineering reports like DMR and MMR.
• Developing and maintaining asset-specific maintenance and safety procedure manuals.
