Job summary

JLL Gurugram is seeking a Lead Procurement professional to manage end-to-end procurement for multiple commercial properties across Gurugram, Delhi, and Chandigarh, ensuring uninterrupted materials and services while meeting cost, quality, and timeline objectives.

You will coordinate PRs, RFQs, evaluations, POs, ARCs/AMCs, and vendor onboarding across India, driving cost savings, on-time deliveries and contract compliance while aligning with policies and budgets.

Responsibilities

  • Lead end-to-end procurement operations for multiple commercial properties across Gurugram, Delhi, and Chandigarh, ensuring uninterrupted materials and services while meeting cost, quality, and timeline objectives.
  • Manage the complete procurement lifecycle, including receipt and review of PRs, RFQs, evaluation of quotations, vendor negotiations, purchase orders, and order closure.
  • Develop and implement strategic sourcing initiatives for engineering, MEP, civil, electrical, HVAC, plumbing, life safety, and facility management requirements.
  • Conduct commercial negotiations with vendors to achieve optimum pricing, favorable terms, and compliant contracts.
  • Execute, renew ARCs, AMCs, and service agreements to ensure service continuity and competitiveness.
  • Identify and empanel national and regional vendors to strengthen the supplier base and mitigate supply risks.
  • Build long-term supplier relationships by monitoring performance, delivery, service quality, and contractual compliance.
  • Coordinate with Business Managers, Engineering, Operations, Stores, Finance, Projects, and Central Procurement to understand requirements and prioritize urgent procurements.
  • Monitor inventory requirements and optimize stock levels to improve turnover and prevent shortages.
  • Review open PRs and POs to ensure timely processing, closure and compliance with timelines.
  • Maintain procurement documentation including statements, negotiation records, vendor recommendations and contracts in line with internal audit requirements.
  • Collaborate with Finance to resolve invoice discrepancies and ensure adherence to payment terms while maintaining supplier relationships.
  • Continuously evaluate spend and identify opportunities for cost optimization, standardization, and process improvements.
  • Support CAPEX and OPEX procurement by sourcing equipment and services within budget constraints and timelines.
  • Ensure procurement activities comply with policies, regulations, and client requirements.
  • Track KPIs and prepare MIS reports to management and proactively onboard new suppliers through market research and benchmarking.
  • Coordinate with vendors, site teams and accounts to resolve issues and ensure smooth maintenance and project execution across locations.
  • Support annual budgeting and procurement planning through rate benchmarking and policy implementation.

  • Lead end-to-end procurement operations for multiple commercial properties across Gurugram, Delhi, and Chandigarh, ensuring uninterrupted availability of materials and services while meeting organizational cost, quality, and timeline objectives.
  • Manage the complete procurement lifecycle, including receipt and review of Purchase Requisitions (PRs), preparation and issuance of Requests for Quotation (RFQs), technical and commercial evaluation of quotations, comparative cost analysis, vendor negotiations, recommendation of suppliers, Purchase Order (PO) creation, and order closure.
  • Develop and implement strategic sourcing initiatives for engineering, MEP, civil, electrical, HVAC, plumbing, fire & life safety, housekeeping, horticulture, façade maintenance, consumables, office supplies, and other facility management requirements.
  • Conduct commercial negotiations with vendors and contractors to achieve optimum pricing, favorable payment terms, extended warranties, delivery commitments, and contractual conditions while ensuring compliance with company procurement policies.
  • Execute, administer, and renew Annual Rate Contracts (ARCs), Annual Maintenance Contracts (AMCs), and service agreements for various categories of materials and services, ensuring commercial competitiveness and uninterrupted service delivery.
  • Identify, evaluate, develop, and empanel national and regional vendors across India for critical and non-critical materials, machinery, tools & tackles, consumables, facility management services, and project-related works to strengthen the supplier base and mitigate supply risks.
  • Build and maintain long-term strategic relationships with key suppliers by monitoring vendor performance, delivery adherence, service quality, commercial competitiveness, and compliance with contractual obligations.
  • Coordinate with Business Managers, Engineering Teams, Operations, Stores, Finance, Projects, and Central Procurement teams to understand operational requirements, prioritize urgent procurements, and ensure timely execution of procurement activities.
  • Monitor inventory requirements and coordinate with store teams to optimize stock levels, prevent material shortages, eliminate excess inventory, and improve inventory turnover through effective procurement planning.
  • Conduct periodic reviews of open Purchase Requisitions and Purchase Orders in the procurement system with store teams and stakeholders to ensure timely processing, closure, and compliance with procurement timelines.
  • Ensure accurate preparation and maintenance of procurement documentation, including comparative statements, negotiation records, vendor recommendations, purchase orders, contracts, work orders, and approval notes in accordance with internal audit requirements.
  • Work closely with the Finance department to resolve invoice discrepancies, process vendor payments, reconcile outstanding balances, and ensure adherence to agreed payment terms while maintaining healthy supplier relationships.
  • Continuously evaluate procurement spend and identify opportunities for cost optimization, value engineering, vendor consolidation, standardization of materials, and process improvements to maximize operational efficiency.
  • Support capital expenditure (CAPEX) and operational expenditure (OPEX) procurement by sourcing equipment, project materials, and specialized services while ensuring budget compliance and timely project execution.
  • Ensure procurement activities comply with organizational procurement policies, statutory regulations, client-specific requirements, contractual obligations, and quality standards.
  • Track procurement performance using key performance indicators (KPIs) such as cost savings, procurement cycle time, vendor performance, contract compliance, on-time delivery, and purchase order turnaround time, and present periodic MIS reports to management.
  • Proactively identify and onboard new suppliers through market research, benchmarking, industry networking, and vendor capability assessments to improve competition, reduce procurement risks, and enhance supply chain resilience.
  • Coordinate closely with vendors, site teams, project managers, and accounts departments to resolve procurement-related issues, expedite critical deliveries, manage change requests, and ensure smooth execution of maintenance and project activities across all locations.
  • Support organizational procurement initiatives by participating in budgeting exercises, annual procurement planning, rate benchmarking, contract negotiations, policy implementation, and continuous process improvement initiatives.
